Why Ghaziabad NH-24 is becoming NCR’s new luxury housing corridor?

For many years, Ghaziabad had a simple real estate identity. It was seen as a practical and affordable option for people who wanted to stay close to Delhi, Noida and other NCR job centres without paying the premium prices of core markets.

That image is now changing.

Ghaziabad is no longer only a budget housing market. The city, especially the NH-24/NH-9 side, is slowly entering a new phase where premium homes, larger apartments, integrated communities and lifestyle-focused projects are becoming more visible. This is not just a branding shift. It is being supported by better connectivity, planned townships, new launches and changing buyer preferences.

The bigger question for homebuyers and investors is simple: why is Ghaziabad suddenly being discussed as a luxury housing destination in NCR?

Ghaziabad is moving beyond the affordable tag

Ghaziabad’s old strength was affordability. Many families looked at the city because it offered more space at a lower price compared to Delhi, Gurgaon or central Noida. That value advantage still exists, but the buyer profile is changing.

A new set of buyers is now looking at Ghaziabad not only for price, but also for lifestyle. These buyers want larger homes, better amenities, gated communities, open spaces, clubhouses, wellness facilities, parking, security and smoother access to Delhi NCR.

Why NH-24 is becoming the main story?

The NH-24/NH-9 corridor connects Ghaziabad with Delhi, Noida, Greater Noida and Meerut. For real estate, connectivity often decides whether a location remains peripheral or becomes aspirational.

A location becomes attractive when buyers feel that daily travel, office access, school access, healthcare access and social life are manageable. NH-24 is benefiting from this exact shift. Better road connectivity, improving civic infrastructure and the presence of larger land parcels have made this corridor suitable for bigger residential projects.

Recent market commentary has also pointed out that the NH-24 corridor is gaining attention because buyers are looking for integrated communities instead of only standalone apartments.

Premium projects are changing the buyer perception

The biggest signal of change is the kind of projects now being planned and launched around this belt.

Karyan Group has announced Trevana Residences near Wave City on NH-24, with 3 and 4 BHK premium apartments priced around ₹2 crore to ₹6 crore. The project has been reported with features such as a 45,000 sq. ft. clubhouse, landscaped greens and lifestyle amenities, showing how the corridor is being positioned for premium buyers.

Another example is AU Real Estate’s ultra-luxury project at Aditya World City on NH-24. Economic Times reported that the project is expected to generate around ₹2,000 crore revenue, with 595 residences across seven towers, 3 and 4 BHK configurations, and prices starting from around ₹3 crore.

These launches are important because they show that developers are not only selling affordability in Ghaziabad now. They are also selling space, lifestyle, community living and premium positioning.

Why buyers are looking at bigger homes?

The meaning of luxury has changed after the pandemic. Earlier, luxury was often linked with a famous address, expensive interiors or a premium tower. Now, buyers are looking for a more practical form of luxury.

They want larger rooms, work-from-home space, balconies, open areas, better ventilation, wellness amenities, sports facilities, security and a cleaner community environment. This is where Ghaziabad has an advantage over many saturated NCR pockets.

In many older premium markets, buyers may get location but not always larger space at a comparatively better ticket size. In Ghaziabad’s developing premium corridors, buyers may find larger apartments and township-style living at prices that can still look more practical compared to some parts of Gurgaon, Delhi or central Noida.

This is why Ghaziabad’s shift is not only about luxury for luxury’s sake. It is about value-led premium living.

The price gap is still attracting buyers

One reason Ghaziabad is getting attention is the price-value gap. Realty & More reported that, according to PropEquity, Ghaziabad saw 139 percent price appreciation between 2019 and 2024, followed by an 8 percent year-on-year increase in Q1 2025. The same report also noted that some NH-24 pockets were still around 20 to 30 percent lower than comparable micro-markets in Central Noida or East Delhi.

 

This is an important point for buyers. A location can become interesting when prices have already started rising, but still have a relative gap compared to nearby established markets.

However, this also means buyers should not look at Ghaziabad only as a “cheap option” anymore. In the premium segment, ticket sizes are rising and the decision needs deeper checking.

What this means for end-users?

For end-users, the Ghaziabad NH-24 story is mainly about lifestyle and daily use.

If someone works in Delhi, Noida, Ghaziabad or nearby NCR locations, this belt may offer a combination of connectivity and bigger homes. Families who want gated communities, club facilities and more open space may find this market more relevant than older congested localities.

But end-users should check ground realities before booking. The project’s delivery record, RERA registration, construction status, maintenance cost, road access, nearby schools, hospitals, public transport and actual commute time should be verified properly.

A luxury project is not automatically a good purchase only because it has premium branding. The real value comes when location, builder credibility, project planning and long-term livability match the price.

What this means for investors?

For investors, Ghaziabad’s NH-24 corridor is becoming interesting because it sits at the intersection of three things: infrastructure improvement, premium supply and NCR spillover demand.

When a market moves from affordable to premium, early stages can create opportunities. But it can also create risk if prices rise faster than actual end-user absorption.

Investors should therefore avoid buying only on future promises. They should compare launch price, resale price, rental demand, nearby supply, possession timeline, builder track record and the exit market. If many luxury projects come together, the market may take time to absorb all supply.

The better approach is to see Ghaziabad as a selective investment market, not a blind investment market.

Why this shift matters for NCR real estate?

Ghaziabad’s premium housing shift also says something bigger about NCR. Luxury demand is no longer limited to only Gurgaon, South Delhi or a few Noida sectors. Buyers are now more open to emerging corridors if they offer connectivity, space, amenities and a better lifestyle equation.

This is why NH-24/NH-9 is becoming more than a highway. It is becoming a real estate identity for Ghaziabad.

The city’s older affordable image is not disappearing completely, but it is being upgraded. Affordable housing, mid-segment homes and luxury projects may now coexist in the same broader market. That makes Ghaziabad more layered and more competitive than before.

Ghaziabad’s NH-24 corridor is entering NCR’s luxury housing map because the market is changing from both sides. Developers are launching premium projects, and buyers are becoming more willing to consider Ghaziabad for larger homes and integrated community living.

The strongest part of this story is not only price. It is the combination of connectivity, space, lifestyle amenities and a still-existing value gap against some established NCR markets.

For homebuyers, the opportunity is to get better space and modern facilities in a maturing corridor. For investors, the opportunity is to study a market that is still evolving. But in both cases, the final decision should be based on verification, not hype.

Ghaziabad is no longer just NCR’s affordable alternative. NH-24 is helping it become one of NCR’s most closely watched premium housing corridors.
