Varanasi may soon get one of its most important planned township updates in many years. The Varanasi Development Authority is preparing three major township projects, and the most prominent among them is Anand Kashi Yojana at Kallipur.

According to the latest report, VDA is targeting plot registration by the end of August 2026 for its upcoming township projects. However, buyers must understand this clearly: registration has not opened yet. This is an upcoming scheme update, not an official application notice. The official brochure, plot rates, payment plan, application portal and allotment rules are still awaited.

Varanasi has been expanding beyond its older city limits, but planned residential supply has remained limited compared to buyer demand. That is why VDA’s township push is important. The latest report says VDA is bringing township projects after a gap of nearly 32 years since Lalpur Yojana.

Current work includes roads, boundary walls and entry gates, while sewerage, drainage and other civic infrastructure are expected to follow.

The township is being designed around Kashi’s cultural and Vedic heritage, with controlled entry and exit points. This means it is not being positioned as a simple plot layout, but as a larger planned residential neighbourhood.

In the first phase, around 150 acres are expected to be developed. The report says more than 2,000 residential plots are planned, with plot sizes ranging from 128 sq m to 300 sq m.

Commercial plots are proposed along the 24-metre-wide main road. Land is also planned for group housing, hotels, hospitals and educational institutions. The budget report mentions estimated operational income of ₹2,070.61 crore and expenditure provision of ₹2,069 crore. It also says around ₹1,700 crore is expected to be distributed as compensation under the Madhni, Ganjari and Kallipur township schemes.

This matters because township execution depends heavily on land acquisition, compensation and infrastructure funding. A scheme may look attractive on paper, but actual value depends on land readiness, road work, civic infrastructure and possession timeline.
