Which sector of Greater Noida West should you invest in?

Greater Noida West formerly known as Noida Extension spread over nearly 3,635 hectares and falls under the jurisdiction of the Greater Noida Industrial Development Authority (GNIDA). Initially the location was named as Noida extension to establish the fact it’s closer to Noida and to entice the buyers towards the location however after the land acquisition woes and a rough path the authority changed the name to Greater Noida West since it falls under (GNIDA) and to was off the bad press received during the land acquisition. In order to understand where we should invest in Greater Noida West, let’s understand the geographical location better to make an informed decision.

As an investor and end user you would certainly consider the following parameter before investing in any location.

  1. How’s the connectivity in that particular area such as, metro, road, bus, train, airport and public transport i.e. auto and cabs.
  2. Are medical facilities available in that particular location?
  3. Are schools, colleges, shopping malls and complexes present nearby?
  4. Will it be a profitable investment in the future?

The upcoming Aqua Line Metro Connectivity

  1. Aqua line in Greater Noida west will start from sector 51 metro station to Knowledge Park V.
  2. Aqua line metro is divided into two phases;

Phase 1: Sector 51, Noida to sector 2, Greater Noida. (5 Stations would be present)

Phase 2: Sector 2, Greater Noida to Knowledge Park V. (4 Stations would be present)

 Which sector makes more sense in terms of Investment and end use. 
Sector 4, sector 16C and sector 16B are the best sectors in terms of investment & end usage because you have all the facilities here you just name it and it is present there like, hospitals, public transports, malls, shopping complex, pharmacy, food stalls, restaurants and so forth. People who are working in Sector 62 which is the hub of IT industry in Noida will require 15 mins to reach there. These sectors are going to be fruitful for you if you invest here. Reasons are as follows:

  1. The population density is low here subsequently you may easily and comfortably avail the amenities in the projects such as parks, club house, swimming pool, sports area and kids play area for your kids.
  2. You get public transport facilities like auto, cabs and buses within the range of 0.3 km.
  3. Within 15 mins you’ll reach the nearest metro station 51.
  4. Within 2 km to 10 km you will get shopping malls, complexes, hospitals, metro station, schools and railway connectivity.  
  5. The rental price of 2BHK and 3BHK is 12,000-15,000 and 20,000-25,000 respectively.

 You can also consider knowledge park V as a good location for end use because the population density of this area is very low as we compare with all the above locations and with 1 to 6 kms you can get all the services like malls, hospital, schools, etc.
