The HUDA Urban Estate Town & Country Planning Employees Welfare Organisation (HEWO) has opened a fresh offering of surplus, surrendered and cancelled constructed flats at GH-09 and GH-02, Sector-12, Sonepat.
The official advertisement was uploaded by Haryana Shehri Vikas Pradhikaran on 20 August 2026. The underlying HEWO communication, No. HEWO/2026/1912 dated 19 August 2026, invites applications from the General Public for 14 currently vacant flats on an “as is where is” basis.
Which 14 flats are currently available?
The vacant-flat statement attached to the notice identifies each available unit. At GH-09, the nine Super Deluxe flats are 301, 302, 303, 304, 401, 404, 502, 503 and 504. The four GH-09 Economy flats are 601, 602, 603 and 604. At GH-02, the single Economy flat available is 601.
This means the current offering has 13 flats at GH-09 and one flat at GH-02.
What is the cost of HEWO Sonepat flats?
HEWO’s main table gives the flat cost as a combination of construction cost, land cost, EC cost and maintenance charges.
The lowest stated price in the current HEWO Sonepat offering is therefore ₹45,94,662, while the highest is ₹72,42,247.
The notice also states that any future enhancement received from the concerned Estate Officer will be payable by the applicant. HEWO specifically notes that the flat cost can consequently increase at any stage.
How much has to be paid with the application?
Applicants must deposit 10% of the respective flat cost along with the application through a Demand Draft.
For GH-09 Super Deluxe, the prescribed amount is ₹7,24,225. For GH-09 Economy, it is ₹4,59,466, while for GH-02 Economy it is ₹5,05,168.
The Demand Draft must be in favour of the Managing Director, HEWO, Panchkula, payable at Panchkula/Chandigarh. An application received without the prescribed earnest money is to be rejected.
90% balance payment after Letter of Intent
After allotment, the remaining 90% of the flat cost must be deposited within 60 days from the date of issue of the Letter of Intent (LOI).
The official notice states that the LOI will be sent to the email ID provided by the applicant. In case of default, the allotment can be cancelled and the amount refunded after deducting 20% of the earnest money, as per HEWO policy.
How to apply for HEWO Sector 12 Sonepat flats?
This is not an online application process in the current notice. The prescribed application form is attached to the official PDF and has to be submitted complete in all respects along with the Demand Draft.
The application must reach:

C-3, HSVP Complex
Sector-6, Panchkula
on or before 21 September 2026.
It may be sent through registered post or submitted in person. The notice specifically states that no claim on account of delay will be entertained.
How will allotment be decided?
The particular floor and flat will be allotted through a draw of lots. The notice also makes clear that depositing the 10% amount does not create any automatic right to allotment or membership.
If the number of applications is greater than the number of available flats, the selection will also be decided through the draw-of-lots process.
What documents are required?
The applicant has to enclose valid residence ID proof such as Aadhaar Card, Driving Licence, Electricity Bill or Voter Card, along with the prescribed affidavit.
For refund purposes, the applicant must provide bank-account details in the application form and enclose a cancelled cheque. If the applicant is unsuccessful in the draw, HEWO states that the refund will be made to the same bank account.
The official PDF itself contains both the application form and the prescribed affidavit. The form asks for the applicant’s name, father/husband’s name, date of birth, correspondence address, occupation, contact details, email, flat category, site and Demand Draft particulars.
What does ‘as is where is’ mean in the official offer?
HEWO describes these properties as multistoreyed constructed flats provided with plumbing, internal and external water supply, sewerage and electrification.
The notice states that the constructed flats are “ready to enter”, while simultaneously specifying that they are being sold on an “as is where is” basis.
Housing-loan documents available from HEWO
For loan purposes, HEWO says it can provide documents such as mortgage permission in favour of the bank, Tripartite Agreement, HEWO registration copy, Letter of Intent, HSVP site-allotment letter, building-plan approval letter and the Occupation Certificate of the concerned site.
Official notice contains two different Super Deluxe area figures
One discrepancy inside the official document is important.
The main cost table states a tentative super area of 2,563.10 sq ft, including basement parking, for the GH-09 Super Deluxe category. However, the attached vacant-flat statement records the same category at 2,536.10 sq ft.
The official document therefore contains both figures. The GH-09 Economy area remains 1,485 sq ft, while GH-02 Economy is stated as 1,747.24 sq ft in both relevant sections.
Why is this a fresh HEWO Sonepat offering?
HSVP’s official HEWO notice archive shows a sequence of Sonepat/Faridabad flat flotations during 2026: an earlier constructed-flat notice was uploaded on 21 January, a balance-flat notice on 3 March, an extension on 10 April, and the current advertisement for surplus/surrendered/cancelled flats at GH-09 and GH-02, Sector-12, Sonepat on 20 August 2026.
The August notice is therefore the current official source for the 14-flat inventory, prices and 21 September 2026 application deadline.
