KDA Kanpur commercial properties e-auction 2026: 4 major assets open for bidding till 22 September

Kanpur Development Authority has opened a fresh online auction for four major commercial properties located across Vikas Nagar, Parade Chauraha and Panchakki-Mall Road in Kanpur.

10 (1)

What makes this auction different from a routine authority plot scheme is the nature of the assets. KDA is offering a commercial mall building, a hotel building, Crystal Mall and a commercial complex rather than merely advertising a collection of small vacant plots.

The window is also short. KDA’s live auction page shows registration closing on 21 September 2026, followed by the scheduled bidding deadline on 22 September 2026.

The crucial point for interested bidders is that registration closes one day before the scheduled end of bidding. A buyer therefore cannot assume that registration can be completed on 22 September.

These descriptions matter because bidders should not treat this auction simply as a sale of four commercial plots. KDA’s own advertisement refers to buildings, a mall and a commercial complex.

What commercial uses does KDA mention?

The advertisement broadly mentions the following property-use possibilities.

Permissible-use category mentioned in advertisement
Hotel
Hospital
Commercial
Other permissible commercial activities

However, this does not mean every use automatically applies to every property. The property-specific datasheet, sanctioned use and special auction conditions should be checked before bidding.

Leasehold or freehold: Do not assume all four are the same

The main KDA advertisement states that the properties are offered on lease/freehold basis, but it does not individually identify the tenure of each property in the advertisement itself.

Therefore, before bidding, the buyer should verify:

This is also why a bidder should not rely solely on a social-media post or auction headline.

Important KDA bidding rules

KDA’s three-page general terms contain several provisions that are easy to miss if a bidder reads only the advertisement.

A particularly important rule is that the bidder is responsible for an incorrect bid entered online. This makes it sensible to establish a firm maximum acquisition price before the auction starts.

Can bidding continue after 5 PM?

Yes, under KDA’s general auction mechanism.

The published 22 September, 5 PM time is the scheduled closing time, but the bidding can continue if bids arrive close to the deadline.

Payment rules after allotment

The official KDA general conditions also contain some significant financial provisions.

Additional KDA charges buyers should know about

Two numbers in the general terms are particularly important when calculating the total acquisition cost.

ChargeGeneral KDA provision
Additional charge for qualifying corner property10%
Freehold charge before freehold execution/registry12%

These should not automatically be added to every property in this auction.

Their applicability depends on the nature and tenure of the particular asset and any property-specific conditions.

Refund rules for unsuccessful bidders

The official terms actually distinguish between refund mechanisms depending on how the registration money was deposited.

This distinction is worth retaining rather than simplifying the rule to a single refund timeline.

Maintenance charges and taxes

The winning bid is not necessarily the buyer’s final cost.

KDA’s conditions place certain continuing liabilities on the allottee.

ExpenseResponsibility under general terms
Applicable maintenance chargesAllottee
Municipal Corporation taxesAllottee
Taxes/charges imposed by other departmentsAllottee
Stamp duty/registration-related expensesTo be considered separately by buyer

This is why comparing only the bid price with a nearby market property can give an incomplete picture of the investment.

Special terms can also apply to these four properties

Clause 32 is perhaps the most important provision for interpreting this auction.

KDA states that, apart from the general conditions, special terms and conditions published for a specific auction in the newspaper notice or on the e-auction software will also apply.

What does “as is where is” mean?

KDA specifically states that the advertised commercial properties are being disposed of on an “as is where is” basis.

For a bidder, this means the physical condition of the property should be evaluated before placing a bid.

For an existing commercial building, due diligence should therefore include much more than location.

Are reserve prices mentioned in the main advertisement?

No individual reserve-price figures are printed in the main advertisement shown by KDA.

The advertisement instead directs bidders to the official website for property details, reserve price and terms & conditions.

Therefore, for a professional Carpet Area article, I would not present an unofficial ₹227 crore, ₹133 crore or ₹527.24 crore combined figure as though it appears in this KDA advertisement unless we first verify those numbers from the official property-specific datasheets.

That distinction is important because a reserve price is one of the most commercially significant figures in any auction.

Final takeaway

KDA’s September 2026 commercial auction stands out because the offering consists of four substantial commercial assets rather than a routine list of residential plots.

The biggest mistake for a bidder would be to look only at the auction headline or the scheduled closing date. The real economics will depend on the reserve price, existing property condition, ownership tenure, permissible use, applicable charges and special conditions attached to the individual property.

The registration window closes on 21 September 2026 at 5 PM, while the scheduled online bidding window closes on 22 September 2026 at 5 PM, subject to KDA’s automatic extension rule for last-minute bids.

Frequently asked questions

What is the last date for KDA Kanpur Commercial Properties E-Auction registration?

The registration deadline is 21 September 2026 at 5 PM.

When will KDA bidding close?

The scheduled bidding deadline is 22 September 2026 at 5 PM. A bid received during the final 10 minutes can trigger a 30-minute extension under KDA’s general auction rules.

How many commercial properties are being auctioned?

The advertisement lists four commercial properties.

Can one person bid for more than one property?

Yes. KDA’s general terms allow participation in more than one property, subject to separate earnest-money deposits for each property.

Is there a rebate for quick payment?

The general terms provide a 5% rebate on the remaining 90% amount, excluding registration money, where the entire payable amount is deposited within 90 days of the allotment letter, subject to the applicable conditions.

Are all four properties freehold?

The main advertisement does not say that. It describes the offering collectively as lease/freehold, so the tenure of each individual property must be checked from its specific datasheet.
