Karnataka offers residential land opportunities across different markets, including Bengaluru, Mysuru, Mandya, Hassan, Belagavi and Dharwad. Buyers considering these locations can now explore a new government land auction covering several districts. The Karnataka Housing Board (KHB) has announced an e-auction of 203 residential sites across 22 layouts in 10 districts, with online registration open from 15 October to 2 November 2026.
The auction is being conducted under KHB E-Auction Notification No. 29/2026–27, with bidding scheduled between 2 and 6 November 2026 through the Karnataka Public Procurement Portal (KPPP).
Important: The ₹3.49 lakh starting price is calculated for a particular site using its published area and board rate. It is not a fixed price applicable to all 203 sites. The final property cost depends on the successful auction bid.
Where are the 203 KHB residential plots located?
The auction covers 22 layouts across Karnataka, with the highest number of sites listed in Mysuru.
Some of the listed locations include Anugondanahally–Hosakote, Kanakapura–Rayasandra, Bidadi, Ilavala, Chamalapura, Kennalu–Pandavapura, Bilagi, Chitta and Hiremalligawad.
Each site has its own plot number, measurements, published rate and auction reference number. Buyers should identify their preferred property using all these details rather than relying only on the district or layout name.
KHB E-Auction 2026: Plot Area and Prices
KHB’s schedule provides site measurements and starting rates per square metre.
The indicative starting value is calculated as:
Plot area × Published board rate = Starting value
These figures are indicative starting values calculated from the published site details. They exclude additional charges and any increase resulting from competitive bidding.

KHB E-Auction payment schedule
Every participant must arrange the required EMD before bidding. Successful bidders must then complete payment in stages.
Public and bank holidays are excluded from the specified initial-payment period, as described in the published terms.
For successful bidders, the initial EMD is adjusted against the first 25% payment.
For example: If a residential site is successfully purchased for ₹40 lakh, the initial 25% amounts to ₹10 lakh, including the ₹50,000 EMD. The remaining ₹30 lakh must be paid under the prescribed balance-payment schedule.
Additional auction service charges, banking charges and applicable statutory payments may be payable.
Where applicable, the purchaser must also comply with property-related TDS requirements.
Because the sites are offered on an as-is-where-is basis, bidders should verify the exact location, boundaries, dimensions, road access and existing infrastructure before participating.
