Kanpur is one of Uttar Pradesh’s major urban centres, offering property opportunities across established neighbourhoods, residential colonies and commercial areas. For homebuyers, the city’s different housing schemes provide options across plot sizes and budgets, while businesses and developers can explore commercial and institutional land. The latest government auction brings several of these opportunities together.
The Kanpur Development Authority (KDA) has announced an e-auction of 844 residential and non-residential properties across different schemes in Kanpur. Registration opened on 15 October 2026, and interested bidders can register until 16 November 2026, 5 PM.
According to KDA’s official advertisement, the auction includes residential plots, commercial properties, group-housing sites, educational land, nursing-home plots and other designated uses. The lowest advertised residential reserve rate is ₹21,100 per sq m in Mirzapur.
KDA E-Auction 2026: Important dates
How are the 844 KDA properties distributed?
The auction covers multiple property categories, not exclusively residential plots.
Residential buyers can explore plots in Mirzapur, Ram Ganga Enclave, Shatabdi Nagar, Mahavir Nagar Vistar and other KDA schemes.
The remaining inventory is intended for business establishments, commercial development and specific institutional purposes.
KDA residential plots 2026: Locations, sizes and reserve rates
The official advertisement identifies 213 residential plots across different Kanpur schemes.
What is the starting price of KDA residential plots?
KDA has published reserve rates per square metre. The indicative reserve value can be calculated by multiplying the plot area by the applicable rate.
Plot area × Reserve rate = Indicative reserve value
These examples are calculated from the published rates and measurements.
The reserve value is not the final selling price. Competitive bidding, location premiums, freehold charges and other applicable expenses may increase the total amount payable.
KDA commercial property auction 2026
The advertisement also includes 593 business-related properties, including commercial plots, shops, complexes and designated dairy-business sites.
The advertisement also lists 38 properties for other specified purposes, including group housing, mixed-use development, schools, colleges, nursing homes, a hotel, a health centre and a petrol pump.
These properties have separate land-use restrictions and should not be treated as ordinary residential plots.
KDA E-Auction 2026: Additional charges and location premiums
The official advertisement specifies additional charges for certain plot characteristics.
The government-order-based premium provisions apply to the newly developed schemes identified in the notice: Jawaharpuram, Mahavir Nagar Vistar and Mirzapur.
For these schemes, the advertisement refers to a government order dated 25 December 2025.
Other schemes follow the applicable premium provisions associated with their district-magistrate-determined rates.
Important: The combined 12% location premium and the separate 12% freehold charge are different financial provisions. Buyers must consider both wherever applicable.
The exact plot-wise charges should be confirmed through KDA’s auction portal before bidding.
