But India\u2019s FY26 land acquisition data tells a more layered story. Yes, the number of land deals has dropped. But at the same time, large listed real estate developers are increasing their control over the market. That means the real story is not just slowdown. It is consolidation.<\/p><p data-start=\"1650\" data-end=\"2029\">According to Anarock data reported by ET Realty, India recorded <strong data-start=\"1714\" data-end=\"1732\">111 land deals<\/strong> covering around <strong data-start=\"1749\" data-end=\"1764\">2,994 acres<\/strong> in FY26. This was lower than <strong data-start=\"1794\" data-end=\"1807\">143 deals<\/strong> in FY25, which means land deal activity declined by about <strong data-start=\"1866\" data-end=\"1876\">22.38%<\/strong>. On the surface, this looks like a clear fall in developer appetite. Listed real estate developers accounted for <strong data-start=\"2117\" data-end=\"2145\">54 of the 111 land deals<\/strong> in FY26. These deals covered more than <strong data-start=\"2185\" data-end=\"2200\">1,433 acres<\/strong>, giving listed developers around <strong data-start=\"2234\" data-end=\"2269\">49% share of total transactions<\/strong> and around <strong data-start=\"2281\" data-end=\"2328\">48% share of the total land area transacted<\/strong>. In simple words, almost every second land deal was done by a listed developer.<\/p><p data-start=\"2448\" data-end=\"2900\">This is why the dip in land deals should not be read as a collapse in demand. It looks more like a market where smaller players are becoming cautious, while large developers are still buying strategically. Land acquisition has become expensive, approval-heavy and more closely linked with long-term funding capacity. In such a market, developers with cleaner balance sheets, stronger brand value and better access to capital naturally get an advantage.<\/p><p data-start=\"2902\" data-end=\"3329\">The shift becomes clearer when we compare the share of listed developers over time. In FY25, listed developers accounted for around <strong data-start=\"3034\" data-end=\"3041\">40%<\/strong> of all land deals. In FY26, their share rose to <strong data-start=\"3090\" data-end=\"3097\">49%<\/strong>. This increase happened even though total deals fell from <strong data-start=\"3156\" data-end=\"3170\">143 to 111<\/strong>. That means large developers did not simply benefit from a growing market. When listed and Grade-A developers buy more land, future launches may increasingly come from organised players. Anarock\u2019s analysis also showed that listed and Grade-A developers together accounted for about <strong data-start=\"3619\" data-end=\"3648\">45% of new housing supply<\/strong> across the top seven cities in FY26, slightly higher than <strong data-start=\"3707\" data-end=\"3714\">43%<\/strong> in FY25. In NCR, their share of new supply was much higher at around <strong data-start=\"3784\" data-end=\"3791\">66%<\/strong>.<\/p><p data-start=\"3832\" data-end=\"4261\">This points to a bigger \u201cflight to trust\u201d in Indian real estate. Buyers are more aware now. They check RERA status, possession records, brand reputation, construction progress and developer financial strength. After years of delayed projects in many markets, especially in NCR, buyers are increasingly giving preference to developers who look more reliable. This is one reason listed and Grade-A developers are becoming stronger.<\/p><p data-start=\"4263\" data-end=\"4712\">The city-wise data also tells an interesting story. Bengaluru emerged as the top market for listed-player land acquisitions, with <strong data-start=\"4393\" data-end=\"4405\">17 deals<\/strong> covering more than <strong data-start=\"4425\" data-end=\"4438\">293 acres<\/strong>. Pune recorded <strong data-start=\"4454\" data-end=\"4465\">8 deals<\/strong> covering around <strong data-start=\"4482\" data-end=\"4494\">78 acres<\/strong>, while MMR saw <strong data-start=\"4510\" data-end=\"4521\">7 deals<\/strong> covering more than <strong data-start=\"4541\" data-end=\"4553\">51 acres<\/strong>.
