DDA Nagrik Awaas Yojana 2026: Delhi FCFS flats booking extended till 30 June

Delhi buyers who missed the earlier booking window under DDA Nagrik Awaas Yojana 2026 have received another chance. The Delhi Development Authority has extended the booking period for this First Come, First Served housing scheme up to 30 June 2026.

This is not a lottery-based scheme where buyers wait for a draw. Under the FCFS model, available flats are generally booked on a first-come-first-served basis through DDA’s official Awaas portal. That makes live availability, booking amount, location and payment readiness very important for buyers.

DDA’s official website and housing circular page confirm the extension of DDA Nagrik Awaas Yojana 2026 up to 30 June 2026, with the circular dated 4 June 2026.

What is DDA Nagrik Awaas Yojana 2026?

DDA Nagrik Awaas Yojana 2026 is a housing scheme launched by Delhi Development Authority for offering residential flats in Delhi on First Come, First Served basis.

The original launch circular dated 23 January 2026 states that the scheme offered flats in Narela and Siraspur. The flats included HIG, MIG, LIG and EWS categories in Narela, and LIG flats in Siraspur. The circular also mentioned that these flats were being offered at a flat 25% discount across categories.

For Delhi buyers, the main attraction is simple: this is a government authority-backed flat scheme with a direct booking model. But buyers should still check the exact flat, location, tower, floor, price and payment terms before booking.

When was the scheme launched?

The official launch circular is dated 23 January 2026.

According to the circular, registration under the scheme started from 24 January 2026 at 12:00 noon, while booking commenced from 28 January 2026 at 12:00 noon through DDA’s Awaas Portal.

This means the scheme is not a fresh June launch. The current news is about the extension of the booking period, giving buyers more time up to 30 June 2026.

What is the latest extension?

The latest official update is the extension of DDA Nagrik Awaas Yojana 2026 up to 30 June 2026.

DDA’s housing circulars page lists “Circular dated 04.06.2026 – Extension of DDA Nagrik Awaas Yojana 2026 up to 30.06.2026” with issue date 04-June-26. DDA’s Awaas portal also shows the extension of DDA Nagrik Awaas Yojna 2026 (FCFS) up to 30.06.2026.

Safe buyer line: Buyers should not rely only on social media posts or forwarded messages. The booking status should be checked only on DDA’s official portal before making any payment.

How many flats were originally offered?

The launch circular states that DDA originally offered a total of 1,712 flats under the scheme.

This included 1,301 flats in Narela across HIG, MIG, LIG and EWS categories, and 411 LIG flats in Siraspur. The circular’s annexure gives category-wise and locality-wise details.

HIG flats in Narela
MIG flats in Narela
LIG flats in Narela
EWS flats in Narela
LIG flats in Siraspur

Were more flats added later?

Yes. DDA later added more flats under the scheme.

A circular dated 18 March 2026 offered additional 1,944 LIG flats under DDA Nagrik Awaas Yojana 2026. The same circular states that booking for these additional flats would commence on 27 March 2026 at 12:00 noon. It also says that the booking amount for these additional LIG flats would be ₹1 lakh only.

This addition is important because it changed the scale of the scheme and made it more relevant for buyers looking for lower-ticket DDA flats.

Where are the flats located?

The original launch circular mentions Narela and Siraspur as the key locations. Narela had HIG, MIG, LIG and EWS flats, while Siraspur had LIG flats.

DDA’s official flat list PDF also contains detailed unit-level information including locality, sector, pocket, block, flat number, floor, category, plinth area and carpet area. The PDF shows Siraspur LIG entries with carpet areas around 23.9 sq m for many units and Narela MIG entries with carpet area around 85 sq m for several units.

For buyers, location should not be judged only by price. They should check daily travel time, public transport access, school and hospital distance, market availability, road condition and future connectivity plans.

What is the booking amount?

As per the original DDA circular, the booking amount was:

HIG flat: ₹10 lakh
MIG flat: ₹4 lakh
LIG flat: ₹1 lakh
EWS flat: ₹50,000

The circular also states that applicants need to pay a one-time non-refundable registration fee of ₹2,500 for onboarding on DDA’s Awaas Portal. Applicants already registered on the portal do not need to register again.

This is a key point for buyers because FCFS schemes reward readiness. A buyer should be financially prepared before attempting booking.

What is the price range?

The launch circular gives broad tentative price ranges after the 25% discount.

Examples from the official annexure include HIG flats in Narela with broad tentative prices in the range of around ₹95.88 lakh to ₹117.27 lakh, MIG flats in Narela in ranges such as around ₹66.28 lakh to ₹83 lakh, EWS flats in Narela around ₹9.60 lakh to ₹9.69 lakh, and LIG flats in Siraspur around ₹11.51 lakh to ₹11.71 lakh.

However, buyers should remember that the circular clearly says the demand letter will be issued as per the actual plinth area of the individual flat, and the final disposal price may vary depending on plinth area. It also states that the tentative cost does not include maintenance charges, water connection charges and conversion charges wherever applicable.

This means the advertised price should not be treated as the final payable amount.

Is this a lottery scheme?

No. This is a First Come, First Served scheme.

The DDA Awaas portal itself identifies the scheme as DDA Nagrik Awaas Yojna 2026 (FCFS). Under FCFS, buyers usually need to act quickly once they decide on a flat because availability can change as bookings happen.

This makes live portal checking very important. A flat shown in a PDF may not necessarily remain available at the time a buyer logs in.

Why does this scheme matter for Delhi buyers?

DDA Nagrik Awaas Yojana 2026 matters because it offers government authority-backed flats in Delhi at discounted pricing, especially in locations like Narela and Siraspur.

For first-time buyers, the scheme may offer a lower-entry option compared with many private-sector projects in Delhi-NCR. For investors, the decision depends on location demand, future infrastructure, resale liquidity and rental potential.

The biggest buyer advantage is the official DDA framework. The biggest caution is that some DDA locations may need a careful ground-level check before booking.

What are the cancellation and surrender rules?

Are maintenance, water connection and conversion charges applicable?

Is the location suitable for end-use or only investment?

What should buyers avoid?

Buyers should avoid three common mistakes.

First, do not book only because the scheme is from DDA. A government-backed scheme still needs location and cost due diligence.

Second, do not calculate affordability only from the flat price. Add booking amount, registration fee, maintenance, water connection charges, conversion charges if applicable, stamp duty, interiors, loan processing and shifting cost.

Third, do not depend on old PDFs alone. The flat list can help buyers study inventory, but final availability must be checked on the live portal.

A serious buyer should open the portal, shortlist the unit, check the cost and then decide.

Is DDA Nagrik Awaas Yojana 2026 good for end-use or investment?

For end-use buyers, the scheme may be useful if the location suits daily life, the flat size is adequate and the total cost fits the family budget.

For investment buyers, the scheme should be judged differently. The rental and resale value will depend on future demand in Narela and Siraspur, connectivity improvements, local infrastructure and actual buyer interest in the area.

The safer view is this: DDA Nagrik Awaas Yojana 2026 is worth checking because it is official, extended and FCFS-based, but buyers should not book without verifying unit-level details and total cost.
