Himachal Pradesh offers different residential settings across Shimla, Parwanoo, Baddi, Hamirpur, Mandi, Nahan and Una. While Shimla has an established urban housing market, towns such as Baddi and Parwanoo serve buyers looking for homes in other parts of the state. Property prices, accessibility and available infrastructure vary considerably between these locations, making a comparison of individual housing colonies essential.
The Himachal Pradesh Housing and Urban Development Authority (HIMUDA) has announced a residential property allotment scheme offering 43 flats and one residential plot across eight housing colonies.
Tentative prices range from ₹31 lakh to ₹1.45 crore, with applications accepted until 29 October 2026, 5 PM.
These properties are being offered through a draw-of-lots allotment process rather than an e-auction.
The authority’s announcement was published on 28 September 2026.
Where are the 44 HIMUDA properties located?
The offering is spread across eight housing colonies in six districts of Himachal Pradesh.
Complete HIMUDA property list: Unit numbers, areas and prices
The following table groups flats with identical specifications while retaining their individual unit numbers.
Important: These are the areas stated in the available property schedule. They should not automatically be described as RERA carpet areas.
The prices are tentative, and the physical condition, location within a colony and applicable additional charges should be checked before applying.
One residential plot available in Una
Apart from the 43 apartments, HIMUDA is offering Plot No. 42 in Bharolian Khurd Phase IV, Una.
Unlike the apartments, this property is a vacant residential plot intended for house construction.
The published conditions require construction within five years from the final allotment letter, subject to the necessary approvals and applicable extension provisions.
Who is eligible for the HIMUDA Housing Scheme 2026?
The published eligibility provisions allow applications from adult Indian citizens. NRIs, registered companies, partnerships and other eligible organisations may also apply under the applicable conditions.
Applicants who participated in HIMUDA’s 2010 and 2011 Demand Survey must submit a fresh application under the current scheme.
The scheme also provides for reservation among eligible applicants, including:
A portion of the available units is also reserved for eligible earlier Demand Survey applicants.
How much earnest money is required?
Applicants must deposit 10% of the property’s tentative cost along with their application.
This is an initial payment, not the entire property cost.
Applications without the required earnest money may not be considered.
HIMUDA payment plan: How much is payable after allotment?
The published partially self-financing payment structure allows the cost to be paid in stages.
The ten half-yearly instalments extend over approximately five years, not ten years.
For example, a flat priced at ₹35 lakh would involve:
₹3.50 lakh earnest money with the application.
A further ₹14 lakh within the prescribed 45-day period after allotment.
A remaining ₹17.50 lakh under the applicable instalment arrangement, with interest.
These amounts are illustrative and exclude any additional charges. The final allotment letter governs the actual payment schedule.
Is there any discount on full payment?
A 5% rebate on the eligible balance consideration is provided under the published terms for qualifying lump-sum payment within the prescribed period.
Buyers should confirm the exact rebate base and timing in their allotment letter rather than deducting the discount themselves.
Additional choice charges may also apply to applicants seeking particular units, blocks or floors.
These provisions matter because the advertised price may not represent the final amount payable.
