Uttar Pradesh offers different property opportunities across its major cities and developing residential areas. Ghaziabad and Meerut attract buyers looking towards the Delhi-NCR region, while Lucknow, Kanpur and Agra serve different residential and commercial markets. For buyers considering government-authority properties, the location, permitted land use, available infrastructure and total purchase cost are more important than the advertised price alone.
The Uttar Pradesh Awas Evam Vikas Parishad (UPAVP) has announced an e-auction of 18 properties on 29 October 2026. These properties were retained after receiving single bids in the previous auction held on 7 October 2026.
The new auction includes residential plots, houses, commercial shops, school plots, institutional land and other properties across nine districts. Online registration and token-money payment are open from 9 October to 28 October 2026.
The auction covers properties in Meerut, Agra, Badaun, Bijnor, Etawah, Jhansi, Kanpur, Lucknow and Ghaziabad.
Residential properties: Locations, sizes and prices
Seven properties are classified as residential in the official auction list, including vacant plots, houses and other residential listings.
Important eligibility restrictions: The ₹8.96 lakh Badaun property (C-137) is listed under the Scheduled Tribe (ST) reservation. Badaun property E-4 carries the designation General (MP/MLA). Applicants must verify the applicable reservation conditions before paying the token amount.
The remaining residential entries are described as General or Unreserved in the property list.
The two Vasundhara properties in Ghaziabad are specifically classified as residential houses, while the Meerut and Badaun entries are residential plots. The Bijnor and Etawah entries require confirmation of the precise property type from their individual listings.
Commercial, educational and institutional properties
The remaining 11 properties are intended for commercial, educational, institutional, group-housing or other designated uses.
Token money required for non-residential properties
Applicants must pay the token money specified against their chosen property.
The amounts vary by property and should not be calculated using one assumed deposit percentage.
Applicants should check the latest property-specific auction terms for payment, adjustment, refund and forfeiture conditions.
