Why seniors are choosing Bangalore?
Bangalore is one of India’s busiest senior living markets: our shortlist alone covers 21 projects and 3,524 units, and 15 of them are already complete. The mild weather, strong hospitals and a large base of retired IT, PSU and defence professionals make the city a natural home for seniors. A growing share of buyers are NRI children looking for a safe, managed home for their parents.
The communities cluster in two belts. North Bangalore around Devanahalli and the airport has five projects; the south, along Kanakapura Road, has four. The rest sit in Anekal, Nandi Hills, Kengeri, Tumkur Road and Mysore Road.
For buyers today, the real choice is narrower. Most finished communities are sold out and available only on resale, so this guide focuses on projects with homes still on sale.
How we picked the top 3?
Our three are Serene The Virtuoso, Primus Sangama and Vedaanta Anugraham: a ready apartment community in the east, a family-friendly tower in the south-west, and a villa township in the south. We started with the six projects on our list that are still being built.
We also include Serene’s The Virtuoso. It is ready to move in and portals still list homes for sale, so buyers there skip construction risk altogether.
1. Serene The Virtuoso, Budigere Cross (East Bangalore)
The Virtuoso is a ready-to-move, hotel-style community of 157 homes near Whitefield, designed to international accessibility standards. Serene Communities (Columbia Pacific) runs it, with Manipal Hospitals as its healthcare partner.
USP: It was designed by US senior living architects Perkins Eastman with Venkataramanan Associates, to Indian and US accessibility codes. Six lifts take wheelchairs and stretchers, corridors are 2.1 metres wide, and the clubhouse has an 80-seat restaurant, spa, sauna, 26-seat theatre and a gentle four-foot-deep pool.

2. Primus Sangama, Kumbalgodu (South-West Bangalore)
Primus Sangama is the largest senior project now being built, with 306 homes off Mysore Road, and the only one designed for seniors and their children’s families to live on one campus. Primus Senior Living builds it, and Primus Life manages care.
USP: Multigenerational living. Parents and their children’s families each own separate homes in the same community, so families stay close without sharing a roof, and care is on hand for the seniors.

Cons
3. Vedaanta Anugraham, Anekal (South Bangalore)
Vedaanta Anugraham is a 10-acre villa township for seniors who want an independent home with no shared walls. Vedaanta Senior Living, with over 15 years of running senior communities, operates it, and MJ Infrastructure is building it.
USP: Vedaanta markets it as “India’s first integrated retirement township”, with a “retro living” theme built around hobbies and social life. Villas have no common walls, anti-skid floors and edge-free finishes, and the campus adds a medical and physiotherapy centre, 24×7 nursing, a hydrotherapy pool and an ayurvedic spa.

At a glance: How the three differ?
The three split on timing, format and family set-up, so most buyers will find one clear fit.
Price check across portals
The Virtuoso’s prices agree across portals, Sangama’s entry price varies by about ₹16 lakh, and Anugraham’s figures conflict. 99acres lists The Virtuoso and Primus Sangama, but its pages could not be opened for this check, so their 99acres prices still need a manual look.
All prices exclude GST, registration and other charges.
Who should buy which project?
Match the project to when you want to move and who you want nearby.
Whichever you shortlist, get the official price sheet, the RERA timeline and the monthly maintenance schedule in writing before you book.
