Bareilly is witnessing planned residential and commercial development through projects undertaken by the Bareilly Development Authority (BDA). Two prominent developments, Ramganga Nagar and Greater Bareilly, offer opportunities for people looking to purchase residential land, establish businesses or invest in commercial property.
Bareilly Development Authority has announced a tender-cum-auction for residential, commercial, institutional and mixed-use properties across these two housing schemes. The latest auction compilation lists 438 properties, including residential plots, shops, commercial land, office sites and plots intended for schools and healthcare facilities.
Registration began on 12 October 2026 and will close on 2 November 2026. The auction is scheduled for 3 November 2026, beginning at 12 noon.
Alongside this auction, BDA is also conducting a separate lottery for 163 residential plots, with the draw scheduled for 6 November. Although both programmes cover Ramganga Nagar and Greater Bareilly, they follow different allotment procedures.
The property counts are based on an independent compilation of the auction inventory. BDA’s official announcement confirms the property categories and auction dates, but the individual entries should be checked against the final auction booklet.
Property categories and availability
The auction provides a combination of smaller property units and larger development plots. The available options cover different requirements, from individual house construction to commercial and institutional projects.
Residential Plots
The auction includes selected residential plots situated along roads more than 18 metres wide.
These plots may interest buyers who prefer to construct their own houses rather than purchase ready-built apartments.
Applicants should verify the exact plot dimensions, residential land-use permissions and construction rules before bidding.
Commercial Properties
Commercial properties form the largest portion of the auction inventory.
The listed categories include shops, commercial plots, office plots, shopping-complex sites and market-street properties.
These options may interest traders, business owners and property investors considering commercial development in planned BDA sectors.
Institutional Properties
The auction includes land intended for schools, nursing homes, public utilities and other institutional activities.
Such properties may have specific eligibility requirements and restrictions on their use.
Mixed-Use Properties
Mixed-use plots may permit more than one type of activity, subject to the approved land-use plan and the conditions applicable to each property.
Interested buyers should check the permitted development rather than assume that every mixed-use plot allows unrestricted residential and commercial construction.

Reserve prices and EMD
The available auction summary indicates an EMD of approximately 5% for relevant property listings, subject to the official schedule.

Buyers must check the actual EMD, processing charges, refund conditions and payment deadlines stated in the BDA booklet.
Separate Residential Plot lottery in Bareilly
In addition to the property auction, BDA has announced a separate residential plot lottery for Ramganga Nagar and Greater Bareilly.
The lottery covers 163 residential plots, with registration also closing on 2 November 2026.
