Bareilly Development Authority has opened a fresh property allotment round in Ramganga Nagar Residential Scheme and Greater Bareilly Residential Scheme.
Registration started on 12 August 2026 and will remain open until 7 September 2026. The important part for buyers is that BDA is using two different allotment methods in this round — tender-cum-auction for specified properties and a lottery draw for residential plots.
The tender-cum-auction is scheduled for 8 September 2026 at 12 noon, while the residential plot lottery is scheduled for 10 September 2026 at 12 noon.
This is not a completely new Bareilly township launch. Ramganga Nagar and Greater Bareilly are existing BDA schemes. What is new is the fresh August–September allotment window and the separation between lottery and auction properties.

What is actually new in this BDA Bareilly update?
Carpet Area had already covered a Bareilly Development Authority round in June 2026.
That round had registration from 1 June to 22 June 2026, followed by a tender-cum-auction on 23 June 2026. It covered several property categories in Ramganga Nagar and Greater Bareilly.
The August update deserves separate attention because BDA has now clearly announced a lottery route for residential plots, alongside another tender-cum-auction round for specified properties.
June 2026 vs August 2026
| Detail | June round | Fresh August round |
| Schemes | Ramganga Nagar & Greater Bareilly | Ramganga Nagar & Greater Bareilly |
| Registration | 1–22 June | 12 Aug–7 Sept |
| Main allotment process | Tender-cum-auction | Lottery + auction |
| Auction | 23 June | 8 September |
| Residential lottery | Not the main allotment route covered | 10 September |
So buyers who saw the earlier Bareilly BDA auction should not assume that the current opportunity is simply the same auction being repeated.
Which BDA properties will go through auction?
According to the latest notice displayed by Bareilly Development Authority, the tender-cum-auction category includes specified properties across Ramganga Nagar and Greater Bareilly such as:
- Commercial complexes
- Commercial-cum-office complexes
- Showrooms
- Offices and office plots
- School plots
- Commercial plots
- Shop plots
- Specified plots located on roads wider than 18 metres
The tender-cum-auction for these properties is proposed for 8 September 2026 from 12 noon.
This matters because an auction is price-competitive. The final acquisition price may depend on bidding rather than simply the authority’s starting or prescribed price.
A buyer considering an auction property should therefore decide a maximum affordable bid before participating.
Which plots will be allotted through lottery?
BDA has separately invited registration for residential plots in Ramganga Nagar Residential Scheme and Greater Bareilly Residential Scheme, with the allotment lottery scheduled for 10 September 2026 at 12 noon.
The lottery route is particularly important for normal homebuyers because it differs fundamentally from competitive bidding.
In an auction, buyers compete on price.
In a lottery, allotment depends on the draw among eligible applicants for the applicable inventory and category.
However, buyers should not assume that every vacant residential plot in both schemes automatically falls under the lottery. The exact plot number, sector, size, category and allotment method should be checked from the official BDA registration booklet before payment. BDA itself has attached the detailed registration booklet with the current notice.
Why should buyers check the exact plot before applying?
An authority plot should not be selected only because it carries the BDA name.
Before applying, the buyer should identify the exact:
- Scheme
- Sector
- Plot number
- Plot area
- Road width
- Property category
- Allotment method
- Authority-prescribed price or reserve rate
- Registration/earnest money requirement
- Payment schedule
The current BDA notice provides the registration window and allotment dates, while the detailed registration booklet is meant to provide property-specific information.
This distinction is important because Ramganga Nagar and Greater Bareilly contain multiple sectors and different property categories. BDA’s own scheme database shows residential, commercial and other property types across its developments.
Lottery or auction: which is better for a residential buyer?
For a normal residential buyer, the lottery route is easier to evaluate because there is no need to continuously increase a bid against competing buyers.
But getting a plot through lottery does not automatically make it a good property decision.
The buyer still needs to check:
Location: Where exactly is the sector?
Road access: How easily can the plot be reached?
Development: What is already developed around the plot?
End use: Is the buyer planning to construct a house or hold the land?
Total budget: Can the buyer manage the payment schedule after allotment?
These questions matter more than simply seeing the words “authority plot”.
Auction buyers should calculate their maximum bid first
The approach should be different for anyone targeting a property through the 8 September tender-cum-auction.
Competitive bidding can push the acquisition cost above the initial level.
Before bidding, calculate:
**Maximum property budget
- applicable authority charges
- stamp duty and registration expenses
- future construction or development cost
= realistic total investment**
The biggest auction mistake is increasing the bid simply because another participant continues bidding.
A property that looks attractive at the starting price may become less attractive after aggressive bidding.
Ramganga Nagar and Greater Bareilly: Do not treat every plot equally
Both schemes are established parts of BDA’s planned development portfolio, but individual plots can differ substantially depending on sector, road width, nearby development and permitted use. BDA’s scheme records show multiple residential and other property categories within its planned schemes.
Therefore, the correct question is not:
“Is Ramganga Nagar a good investment?”
or
“Is Greater Bareilly a good investment?”
The better question is:
“Is this particular plot, in this sector, at this total acquisition cost suitable for my requirement?”
That is especially important for investors. Authority ownership and planned development can make a property worth studying, but they do not guarantee a fixed level of appreciation or resale return.
Who should consider applying?
End users
The residential lottery can be relevant for buyers who genuinely want an authority plot for future house construction.
They should prioritise location, accessibility, nearby habitation and development over speculation.
Long-term investors
Investors can study the plots, but the decision should be based on the individual sector and total acquisition cost.
A longer holding period may be necessary in developing locations.
Short-term investors
Buyers expecting quick resale gains should be more careful.
No authority allotment automatically guarantees immediate appreciation.
Commercial buyers
Commercial property buyers should evaluate road visibility, surrounding residential development, permitted use, frontage and future commercial activity before participating in the auction.
What should you verify before paying the registration amount?
Before submitting an application, check these points from the official BDA booklet:
- Exact plot number and sector
- Plot size
- Allotment method — lottery or auction
- Price/reserve rate
- Registration amount or EMD
- Payment schedule
- Road width
- Property-use conditions
- Possession and documentation conditions
- Cancellation/refund rules
Do not rely only on broker messages, social-media posts or screenshots for financial details.
Use the official BDA registration booklet and application portal for the final property-wise information.
Is the latest BDA Bareilly plot scheme worth considering?
The latest Bareilly Development Authority update is worth tracking because it creates a fresh opportunity in Ramganga Nagar and Greater Bareilly and, importantly, provides a residential plot lottery alongside the tender-cum-auction process.
For residential buyers, the key date is 10 September 2026, when the lottery draw is scheduled.
For buyers targeting commercial and other specified auction properties, the key date is 8 September 2026.
In both cases, registration closes on 7 September 2026.
The opportunity should therefore be judged plot by plot rather than scheme by scheme.
Check the official inventory, understand the total cost and choose the allotment category carefully before applying.
