Bhopal Development Authority (BDA) has released a substantial September 2026 property-sale batch covering residential plots, duplexes, singlexes, commercial plots, PSP plots and two large institutional-use sites across Aerocity Phase-1, Aero Residency, Katara Hills and Misrod Phase-2.
The official BDA public-notice page currently lists seven separate notices, all entered on the website on 12 September 2026. The underlying advertisements, however, are dated 10 September 2026. Six notices invite online offers up to 24 September 2026, while the two Misrod Phase-2 sites follow a separate tender-cum-auction process with bid submission closing on 21 September
Of these, 78 properties are covered by BDA’s online offer-for-sale notices, while the 2 Misrod properties follow a tender-cum-auction process. This distinction is important because the application procedure and timelines are not the same.
For the 78 sale-offer properties, applications/offers are invited through the Vikas Pradhikaran MPOnline portal referenced in BDA’s official notices. The Misrod sites use the MP Tenders portal instead.
47 Aero Residency duplexes: largest residential inventory
Advertisement No. 632/Sampada/26 covers 47 residential duplexes in Aerocity Phase-1 Aero Residency.
All 47 are shown under the General category and carry Bhumiswami rights. The notice uses a collector guideline rate of ₹22,000 per sq m.
An important buyer point is that these are published property values in the BDA offer notice. Applicants should not assume that area alone determines the value, because the published amount differs across the three unit types.
Aerocity Phase-1: 4 residential plots
Advertisement No. 634/Sampada/26 offers four residential plots in Aerocity Phase-1.
All four plots have the same area and published value, but they are reserved-category plots rather than open General-category inventory.
Therefore, these four plots should not be promoted simply as unrestricted residential plots. Eligibility for the relevant reserved category needs to be satisfied.
Aerocity Phase-1: 13 commercial plots
Advertisement No. 633/Sampada/26 contains 13 commercial plots.
Their areas range from 427.75 sq m to 1,075 sq m, while the published property values range from approximately ₹1.63 crore to ₹4.75 crore. The properties are shown as freehold.
The collector guideline rate is not uniform across all 13 plots. Depending on the specific property, the official table shows rates of ₹38,202, ₹40,112 or ₹44,223 per sq m.
Two of the commercial properties shown in the table are reserved for the Scheduled Tribe category, while the others are shown under the General category. Buyers should therefore check the reservation column of the individual plot before applying.
Both are shown under the General category and as freehold properties.
Katara Hills: 7 residential duplexes
Advertisement No. 636/Sampada/26 covers seven residential duplexes in Swami Vivekanand Parisar, Katara Hills.
The notice contains 90 sq m and 72 sq m units, with a collector rate of ₹30,000 per sq m.
Reservation is also relevant here. Of the seven units, five are General-category units, one is Scheduled Caste and one is Scheduled Tribe.
Katara Hills: 2 residential singlexes
Advertisement No. 637/Sampada/26 offers two residential singlexes in the same Swami Vivekanand Parisar, Katara Hills scheme.
The two units are identified as C-18A and A-27 in the official notice.
Separate notice for 3 HIG duplexes
Advertisement No. 635/Sampada/26 covers three additional HIG residential duplexes identified as 145, 146 and 147.
All three are General-category units. Unlike the Aero Residency duplexes, these properties are specifically shown with lease rights and an annual lease rent.
Do not confuse these offer sales with the Misrod auction
The Misrod Phase-2 properties are fundamentally different.
BDA’s public-notice heading describes two vacant properties there, but the detailed tender document identifies their actual permitted uses as PSP and Intermediate Hospital/Health Centre. Buyers should therefore rely on the detailed tender’s “Use of Plots” column when evaluating these properties.
These are large institutional/special-use land parcels rather than ordinary residential or retail-commercial plots.
Before submitting an offer
The official documents themselves tell buyers to inspect the property before applying. This is especially relevant because the sale notices state that BDA will provide basic facilities but will not undertake further development work on the individual property after sale.
Applicants should also check the specific property’s reservation category, tenure, published value, registration amount and subsequent allotment-letter payment conditions before making a financial commitment.
