Choosing a senior living home is not the same as buying an ordinary apartment.

Pune offers several senior living options, but they are not directly comparable. Some are dedicated retirement communities, one follows an intergenerational model, one is an existing city-based project and another remains at the proposal stage.

Independent senior living mainly provides age-friendly housing, community life and convenience services.

Families must verify the exact care category offered by each project rather than relying only on the term “senior living.”

Cradle of Life, Talegaon
Cradle of Life is positioned as an active living community for people aged 55 and above. It offers fully furnished studio, one-bedroom and two-bedroom suites.
Its official website currently advertises:
- homes starting from approximately ₹82 lakh;
- long-term stay packages from approximately ₹50,000 per month;
- on-site dining;
- housekeeping;
- transport;
- 24-hour nursing;
- SOS switches;
- an on-campus ambulance;
- and claimed tie-ups with multispeciality hospitals.
The project lists D. Y. Patil College and Hospital at around 300 metres and MIMER Hospital at around four kilometres. Talegaon railway station is listed at approximately 3.4 kilometres.

- active seniors looking for dining, community and convenience services;
- and families who prioritise nearby hospital access.

Ashiana Amodh, Talegaon
Ashiana Amodh is Ashiana Housing’s dedicated senior living project in Talegaon. The development is spread across approximately 11.93 acres and includes one, two and three-bedroom homes with a planned 19,000 sq. ft. activity club.
The official project page currently shows an all-inclusive price range of approximately ₹1.25 crore to ₹2.06 crore.
The project is under construction in three phases:
- Phase I: possession indicated for March 2027;
- Phase II: March 2028;
- Phase III: March 2030.
Ashiana lists:

Kutumb is different from the other projects in this guide.
It is an intergenerational residential community, not an exclusively senior-only development. It offers apartments, row houses, duplex homes and serviced plots for families of different age groups.

Kutumb should not be compared with a pure senior living project only on amenities. Its resident profile and operating model are different.
Athashri communities in Pune
Athashri is a senior living brand by Paranjape Schemes, not one single project.
The brand lists senior-friendly housing, dining, housekeeping, resident management, security, emergency support and age-friendly features such as wider doors, wheelchair-friendly bathrooms, anti-skid flooring, emergency pulls and stretcher-compatible lifts.
Current Pune options include:
Athashri Ananda
Located near Khed Shivapur, Athashri Ananda offers one and two-bedroom homes. Its official page lists physiotherapy, yoga, a clubhouse, library, canteen, guest rooms and 24-hour medical support.
Best suited for
- independent and active seniors seeking a peaceful environment;
- families looking for a comparatively lower advertised entry price;
- seniors comfortable living away from central Pune;
- and buyers interested in smaller one or two-bedroom homes.
What to verify?
- exact possession date and construction status;
- current MahaRERA details;
- distance and travel time to a multispeciality hospital;
- whether medical support is physically available or only on call;
- ambulance response time;
- monthly maintenance, meals and service charges;
- and whether assisted care can be added if dependency increases.
Athashri B3
Athashri B3 is located in Bhugaon, around ten minutes from Bavdhan. The official promotional page advertises two and three-bedroom homes starting from approximately ₹72 lakh.
Best suited for
- active seniors wanting larger two or three-bedroom homes;
- families based in Bavdhan, Kothrud or western Pune;
- seniors who prefer greenery and township living;
- and couples expecting regular visits or stays from children and grandchildren.
What to verify?

- whether the clubhouse is shared with Athashri B1 and B2;

Athashri also has established communities in Pune locations such as Baner, Pashan, Bavdhan and Hinjewadi. Availability in these communities may mainly come through resale or rental rather than fresh developer inventory.

- families wanting quicker occupation instead of waiting for construction;
- buyers exploring resale homes or rental arrangements;
- and seniors prioritising access to existing Pune neighbourhoods and city services.

Nyati–Columbia Pacific senior living project
Nyati Group and Columbia Pacific Communities announced a senior living development within Nyati County in southern Pune.
The original announcement proposed:
- approximately 200 one and two-bedroom homes;
- around 3.64 lakh sq. ft. dedicated to senior living;
- food and housekeeping;
- 24-hour assistance;
- and medical support.
The original price indication was approximately ₹50 lakh to ₹80 lakh. However, these figures came from the 2020 project announcement and should not be treated as current pricing.
Present assessment
The latest authoritative public information located for this project remains the original partnership announcement. Current booking status, final RERA registration, possession date and updated pricing are not clearly available on the official pages reviewed.
Best suited for
- families creating a future project watchlist;
- buyers interested in the combination of a Pune developer and an experienced senior living operator;
- and seniors who do not require immediate possession.
What to verify?
- whether bookings have officially opened;
- current project name and site;
- MahaRERA registration;
- updated price;
- construction schedule;
- and operational commitments from Columbia Pacific Communities.
Until these details are confirmed, the project should not be ranked alongside projects currently selling or occupied.
Golden Nest, Kalyani Nagar–Wadgaon Sheri
Golden Nest by Vascon is an existing senior-focused development in Pune’s eastern urban corridor.
The official project page lists:
- fully furnished modular studios;
- one-bedroom and two-bedroom homes;
- doctor on call;
- a medical room;
- standby ambulance;
- physiotherapy room;
- assisted living;
- laundry;
- library;
- and walking spaces.
The developer also states that arrangements were made with Ruby Hall Clinic for special status and concessions for residents.
Best suited for
- seniors wanting to remain within Pune city;
- families prioritising airport and hospital access;
- residents who want proximity to established urban services;
- and buyers exploring resale or rental inventory.

Golden Nest’s main advantage is its city location. Its main limitation is that current pricing and operational details are not clearly disclosed online.
Purchase, rental or long-term stay?
Senior living projects use different payment models.
Purchase
The family owns the unit but continues paying maintenance and service charges.
Check:
- resale conditions;
- age restrictions;
- recurring fees;
- and whether the legal heir can rent or sell the property.
Rental or long-term stay
This requires a lower upfront commitment and can be useful for trial stays or families who do not want to purchase property.
Check:

- lock-in period;
- annual rent increase;

- and cancellation terms.
Refundable-deposit model
The resident pays a large deposit plus a monthly service fee.

The real cost of senior living in Pune
The property price or monthly rent is only the starting point.
Families should calculate:

A panic button can alert someone that assistance is required. It does not prove that a qualified nurse, ambulance or trained emergency team will respond quickly.

- Is the ambulance dedicated or externally arranged?
- What is the expected response time?
