Delhi Development Authority has expanded the DDA Karmajeevi Awaas Yojana 2026 by adding 544 more newly constructed flats in Narela.
This is not a new housing scheme. These 544 flats are an additional inventory under the same Karmajeevi Awaas Yojana 2026 in which DDA had originally offered 1,224 flats.
The fresh inventory includes 256 1-BHK flats and 288 2-BHK flats, with booking scheduled to begin on 14 September 2026 at 12:00 noon on a First-Come-First-Serve basis.
What has changed under DDA Karmajeevi Awaas Yojana 2026?
DDA originally offered 1,224 flats under the Karmajeevi Awaas Yojana 2026.
Now, through its fresh circular dated 8 September 2026, DDA has added another 544 flats.
That takes the cumulative number of flats offered under the scheme to:
1,224 original flats + 544 additional flats = 1,768 flats
However, buyers should not interpret this as 1,768 flats being currently available.
DDA has stated that more than 60% of the earlier inventory had already been sold within less than one month of booking commencement. The new 544 units are therefore an additional inventory being released under the existing scheme.
256 additional 1-BHK flats in Tower Z
Out of the fresh inventory, DDA has added 256 1-BHK flats in Tower Z.
The flats are spread across the 1st to 16th floors.
Their total plinth area is approximately:
61.07 sq m to 61.55 sq m
After the applicable 25% discount, the disposal price is approximately:
₹33.51 lakh to ₹33.77 lakh
The price varies depending on the area of the particular unit.
A parking area of approximately 5.76 sq m has also been mentioned for the 1-BHK units.
288 additional 2-BHK flats in Towers N and P
DDA has also introduced 288 additional 2-BHK flats.
These are located in:
Tower N — 144 flats
Tower P — 144 flats
The flats extend from the 1st floor to the 18th floor.
Depending on the individual unit, the plinth area ranges from approximately:
126.54 sq m to 139.99 sq m
After the 25% discount, their disposal price ranges approximately between:
₹75.55 lakh and ₹83.58 lakh
A parking area of approximately 11.52 sq m has been specified for the 2-BHK category.
No fresh 3-BHK flats in the 544-flat addition
This is an important difference between the original inventory and the fresh release.
The additional 544-flat inventory consists only of 1-BHK and 2-BHK flats.
There are:
256 1-BHK flats
and
288 2-BHK flats
No additional 3-BHK flats are included in this particular circular.
Booking starts on 14 September 2026
The fresh flats will become available for booking from:
Date: 14 September 2026
Time: 12:00 noon
DDA will allot these flats through the First-Come-First-Serve system.
This means the fresh 544-flat release is not a lottery-based allotment.
Applicants will have to select from the available inventory through the DDA housing portal, subject to the terms and conditions of the scheme.
25% discount continues on the additional flats
The major benefit of the Karmajeevi Awaas Yojana continues for the newly added inventory as well.
DDA is offering these additional flats with a 25% concession on the disposal price.
This is why the fresh 1-BHK units are priced from approximately ₹33.51 lakh, while the 2-BHK inventory begins from approximately ₹75.55 lakh.
The quoted disposal prices, however, should not be treated as the complete final payable amount.
Maintenance charges will be additional
DDA has separately specified maintenance-related charges for these flats.
Other charges may also apply
The circular makes it clear that the disposal price does not necessarily represent the complete cost payable by an allottee.
DDA has stated that:
conversion charges
and
water connection charges
will be demanded separately through the Demand-cum-Allotment Letter.
The fresh circular does not specify fixed amounts for these charges.
Applicants should therefore check the final Demand-cum-Allotment Letter before calculating their complete acquisition cost.
Have eligibility rules changed for the additional 544 flats?
No separate eligibility framework has been introduced for these 544 flats.
DDA specifically states that the:
eligibility criteria
booking amounts
booking procedure
and
other terms and conditions
will remain as prescribed in the original DDA Karmajeevi Awaas Yojana 2026 scheme brochure.
Therefore, the 544-flat circular should be read as an inventory expansion, rather than a completely new housing scheme with new rules.

Already registered under another DDA FCFS scheme?
DDA has also clarified that an applicant who is already registered under another DDA Housing Department First-Come-First-Serve scheme can participate in the Karmajeevi Awaas Yojana 2026 and book a flat, subject to the applicable scheme conditions.
This can be useful for applicants who have already completed registration on DDA’s housing platform.
Why has DDA added another 544 flats?
The official circular links the fresh inventory addition to the response received by the original scheme.
According to DDA, more than 60% of the flats offered earlier were sold within less than one month of the commencement of booking.
Following this response, DDA decided to bring another 544 newly constructed flats into the Karmajeevi Awaas Yojana inventory.
Therefore, the September announcement should be understood as an extension of the existing scheme inventory, rather than the launch of a separate scheme.
What buyers should understand before 14 September?
The biggest point is that DDA has not relaunched the original 1,224 flats.
It has added 544 fresh flats to the existing scheme inventory.
The fresh release consists of:
256 1-BHK flats starting at around ₹33.51 lakh
and
288 2-BHK flats starting at around ₹75.55 lakh
with a 25% discount continuing under the Karmajeevi Awaas Yojana 2026.
Booking for this additional inventory starts at 12:00 noon on 14 September 2026 through the FCFS system.
Applicants should also factor in the corpus fund, maintenance charges, conversion charges and water connection charges, rather than comparing flats only on the discounted disposal price.
Most importantly, the cumulative 1,768 figure represents flats offered under the scheme across both releases. It should not be confused with the number of flats currently unsold or available for booking.
