Ghaziabad Development Authority has opened a fresh property auction in Madhuban Bapudham and Noor Nagar, with the auction scheduled for 30 September 2026.
This is not a conventional small residential-plot scheme. The latest GDA inventory contains 27 large properties, including Group Housing, Mixed Land Use, Hotel, Commercial, Hospital, High School, Degree College, Nursery/Primary School and other facility plots. The minimum reserve values range from approximately ₹6.38 crore to ₹196.42 crore, making this auction particularly relevant for developers, institutions, hotel operators, healthcare groups and educational organisations.
GDA’s Auction Notice No. 840/व्यव0अनु0/2026 dated 11 September 2026 confirms the 14–25 September registration/application window and the 30 September auction at Hindi Bhavan.
Why are some reports saying 24 properties while GDA is now saying 27?
This is an important update.
The original auction list contained 24 properties. GDA subsequently issued Corrigendum 2 dated 15 September 2026, adding another three properties:
- AM-6 – Mixed Land Use plot
- BF-1 – Facility plot
- D/GH-1 – Group Housing plot
That takes the latest auction inventory from 24 to 27 properties.
Therefore, anyone relying on an older article mentioning 24 properties is looking at the pre-corrigendum inventory.
What exactly is being auctioned?
The latest official GDA page divides the properties into 22 residential/commercial-category plots and 5 facility, educational and medical plots.
This also matches the substance of the GDA official’s statement that the auction includes Group Housing, Hospital, Hotel, Mixed Land Use, High School and Degree College plots.
The figures above come from GDA’s current auction-property page and revised property lists.
₹6.38 crore to ₹196.42 crore: What the price actually means?
The lowest minimum reserve value in the current inventory is the BF-1 Facility Plot, measuring 1,215 sq m, at approximately ₹6.3788 crore.
At the other end is D/GH-1, a massive 37,414 sq m Group Housing plot, carrying a minimum reserve value of approximately ₹196.4235 crore and EMD of approximately ₹19.6424 crore. This property was one of the three additions made through Corrigendum 2.
But these figures are not fixed sale prices.
They are the minimum reserve values from which competitive bidding operates. The final accepted auction price may therefore be higher.
Similarly, EMD is required for participation, not the price of the property.
This is why two plots of similar size can have substantially different reserve values—the permitted land use matters as much as the plot area.
How can you apply for the GDA auction?
GDA is permitting online registration and offline application.
The official auction page provides the registration link to GDA’s auction portal. The notice and revised auction communication also involve HDFC Bank, RDC Raj Nagar, Ghaziabad for offline brochure/application handling.
The educational and medical brochure additionally lists multiple HDFC Bank branches from where application material can be obtained or submitted, including branches in Ghaziabad, Indirapuram, Vaishali, Shalimar Garden, Rajender Nagar, Muradnagar, Noida, Meerut, Hapur, Bulandshahr and Delhi.
The key deadline remains: 25 September 2026
After that, the physical auction is scheduled for 30 September at 11 AM at Hindi Bhavan, Lohia Nagar.
GDA has also provided exact location tools
One particularly useful feature on GDA’s official current-property page is that individual properties carry Map Preview and Navigation links.
That means a serious bidder does not have to rely only on a scheme map or broker description. The plot location can be checked before bidding.
For properties running into tens or even hundreds of crores, a site visit and verification of the exact plot, approach road, surrounding development and permitted land use should be treated as basic due diligence.
Special conditions apply to school and healthcare plots
The educational and medical plots should not be treated like ordinary commercial land.
GDA’s separate institutional brochure contains category-specific eligibility conditions for medical and educational institutions, companies, firms, societies and trusts, along with conditions linked to the intended institutional use of the land.
The same brochure provides two payment approaches after a successful bid.
Under Plan A, after the required initial 25% payment, the balance can be deposited earlier, with the brochure providing rebates of:
For instalment-based payment under Plan B, the brochure provides up to 10 half-yearly instalments for properties up to ₹5 crore and 14 half-yearly instalments for properties above ₹5 crore, subject to the stated interest and other conditions.
Because eligibility and payment conditions vary by property category, bidders should read the relevant brochure, not only the summary property table.
There may also be location-based additional charges
For educational/medical properties, the official brochure states that additional value can apply for favourable plot characteristics:
Where all three characteristics exist together, the brochure specifies a combined 12% additional value, rather than 15%.
This is another reason the published reserve value should not automatically be interpreted as the complete acquisition cost.
