GDA Madhuban Bapudham E-Lottery 2026: 350 Plots draw on 19–20 August

The wait is finally over for applicants of the GDA Madhuban Bapudham Residential Plot Scheme 2026.

Ghaziabad Development Authority (GDA) has announced that the e-lottery for 350 residential plots will be held on 19 and 20 August 2026 at Hindi Bhavan, Lohia Nagar, Ghaziabad.

Applications for these plots were originally invited from 11 May to 25 May 2026. The official brochure confirms eight plot categories ranging from 40 sq m to 200 sq m.

GDA e-lottery date and schedule

The lottery will be conducted on two separate days according to plot category.

According to the latest GDA notice, the allotment will be conducted through a fully computerised e-lottery process in the presence of the designated committee.

How many plots are included?

The Madhuban Bapudham Residential Plot Scheme contains 350 plots across eight categories.

The allotment rate mentioned in the brochure is ₹35,000 per sq metre.

Important: This is not the 198 2-BHK flat scheme

Applicants should not confuse this e-lottery with GDA’s separate 198 2-BHK affordable flats demand survey in Madhuban Bapudham.

The 19–20 August e-lottery is specifically for the 350 residential plots whose registration was conducted in May 2026.

The 198-flat demand survey is a different housing initiative.

What happens if you win the lottery?

Winning the e-lottery is only the allotment stage.

For successful applicants, the brochure specifies that after the allotment letter is issued:

  • General-category applicants have to deposit another 15% of the plot value within one month.
  • Reserved-category applicants have to deposit 20% within one month.
  • The remaining 75% can be paid in eight quarterly instalments with interest linked to the prevailing SBI MCLR + 1%.

Applicants should follow the final payment schedule mentioned in their allotment letter.

The base price is not the final cost

The price shown in the scheme table does not include every charge.

The official brochure states that a 12% freehold charge plus applicable GST will be payable additionally.

Additional location premiums can also apply:

  • Corner plot: 5% extra
  • Park-facing plot: 5% extra
  • Plot on road 18 metres or wider: 5% extra

Where all three advantages apply, the additional amount is capped at 12% over the normal plot value.

Therefore, a successful applicant should calculate the complete acquisition cost, not only the base price.

Can winners get an early-payment discount?

Yes.

The original GDA brochure provides a discount where the remaining amount is paid in one lump sum after adjustment of the registration amount:

  • Payment within 45 days: 6% discount
  • Payment within 60 days: 5% discount
  • Payment within 90 days: 4% discount

This can be significant for applicants who are able to arrange the full payment early.

When will possession be given?

The scheme brochure states that possession is to be provided after 36 months from the allotment date, subject to payment of the full plot price and other applicable dues and completion of registration formalities.

So winning the lottery does not mean immediate possession.

Where will the GDA lottery result be available?

The original scheme terms state that lottery results will be displayed through GDA’s official channels, including the authority’s website.

The digitally signed allotment letter can subsequently be made available through the GDA website or registration portal as per the scheme process.

Applicants should depend only on official GDA communication for the lottery result and allotment information.

The bigger task for successful applicants will begin after the draw: checking the allotment letter, calculating the full cost, arranging the required payment and tracking the registration and possession process.

For now, applicants should keep their registration details ready and follow only official GDA updates regarding the Madhuban Bapudham E-Lottery 2026.
