The Hyderabad Metropolitan Development Authority (HMDA) has announced a fresh e-auction covering residential plots and government land parcels across Hyderabad and surrounding growth corridors.
The official notification, No. 10596/EMU/Auctions/HMDA/2026, is dated 10 August 2026, with auctions scheduled between 24 August and 9 September 2026 through the online auction system.
For individual buyers, the most relevant part is the release of 130 layout plots across Mokila, Bachupally and Inmul, while larger investors will also find government land parcels in areas including Kokapet/Neopolis, Saroornagar, Bairagiguda, Chandanagar, Nagole and Suraram.
HMDA E-Auction 2026: What is being auctioned?
The fresh auction is much larger than a single Bachupally plot scheme.
The three main residential-layout categories are:

How much could a plot cost at the starting rate?
The published rate is the starting/upset rate, not necessarily the final purchase price. In an e-auction, the final winning bid can move significantly above this level.
Still, buyers can use the published rates to understand the minimum price range before bidding.
Mokila
At ₹55,000 per sq yd:
- 300 sq yd × ₹55,000 = approximately ₹1.65 crore
- 500 sq yd × ₹55,000 = approximately ₹2.75 crore
So the broad starting-value range for Mokila is around ₹1.65 crore to ₹2.75 crore, before additional applicable charges.
Bachupally
At ₹45,000 per sq yd:
- 266.67 sq yd = approximately ₹1.20 crore
- 499.96 sq yd = approximately ₹2.25 crore
So Bachupally’s broad starting range is around ₹1.20 crore to ₹2.25 crore.
Inmul
At ₹15,000 per sq yd:
- 152 sq yd = approximately ₹22.8 lakh
- 300 sq yd = approximately ₹45 lakh
This makes Inmul the relatively lower-entry-price residential plot category in this auction.
The actual winning amount will depend on competitive bidding.
When are the HMDA auctions?
The notification provides different dates for different property categories.
For the three main residential layouts:
Mokila
- Pre-bid meeting: 19 August 2026
- Registration/EMD deadline: 31 August 2026
- E-auction: 2 September 2026
Bachupally
- Pre-bid meeting: 20 August 2026
- Registration/EMD deadline: 31 August 2026

What about Kokapet and Neopolis?
The 2026 HMDA auction is not limited to smaller residential plots.
Prime land parcels in and around Kokapet’s Neopolis and Golden Mile areas are also being offered.
Reports citing HMDA state that a 4.59-acre Neopolis parcel carries an upset price of around ₹120 crore per acre, while another Golden Mile parcel of around 0.70 acre has also been included in the auction programme. These premium parcels are scheduled for auction on 9 September 2026.
These larger parcels are more relevant to developers and institutional investors than typical individual homebuyers.
Other Hyderabad land parcels included
The notification also covers government land or stray parcels in locations such as:
- Bairagiguda, Gandipet
- Chandanagar
- Nagole
- Suraram
- Kapra
- Krishna Reddy Pet
- Saroornagar
This makes the August–September 2026 auction a multi-location HMDA land sale, rather than a single-layout launch.
How does the HMDA e-auction work?
Bidding is being conducted through the MSTC e-commerce platform identified in the auction notice.
Broadly, a bidder needs to:
- Register on the designated auction platform.
- Identify the relevant property or layout.
- Pay the applicable registration charges.
- Deposit the required EMD.
- Participate in online bidding on the scheduled date.
- If successful, follow HMDA’s payment and documentation schedule.
A registration/processing charge of ₹1,180 is reported for participation in the current auction.
Buyers should verify the latest HMDA/MSTC terms before making any payment because auction conditions, lot details or corrigenda can change.
Mokila vs Bachupally vs Inmul: Which one is more affordable?
Purely from the published starting rates:
Inmul — Lowest entry price
With an upset rate of ₹15,000 per sq yd, Inmul offers the lowest starting price among these three layouts.
For buyers whose primary constraint is budget, this is the first category worth studying.
Bachupally — Middle price segment
Bachupally starts at ₹45,000 per sq yd.
Its plots are larger than many Inmul offerings, which pushes the indicative starting ticket size to roughly ₹1.20 crore and above.
Mokila — Highest starting rate among the three
Mokila carries a published rate of ₹55,000 per sq yd, with plot sizes between 300 and 500 sq yd.
That places its broad starting ticket size in the ₹1.65 crore–₹2.75 crore range.
However, a lower starting rate does not automatically mean a better investment. Connectivity, surrounding development, exact plot location, physical access and final auction price matter more.
What buyers should check before bidding?
Government-authority auctions can provide transparency, but buyers should still perform property-level checks.
One important caution about the current plot list
The current public notification provides grouped details for layouts such as Mokila, Bachupally and Inmul.
Secondary auction tracking sources note that individual plot IDs and exact lot-wise dimensions for all current plots were not yet publicly linked in the same level of detail as the grouped notification when checked.
Therefore, buyers should not pay EMD based only on a news article or social-media post.
Check the final HMDA brochure, MSTC lot listing and any corrigendum before bidding.
Is HMDA’s August 2026 auction worth watching?
Yes, because this auction offers three very different price segments.
Inmul provides the lowest entry point.
Bachupally offers a mid-to-premium residential plot opportunity.
Mokila is positioned at a higher starting price.
And Kokapet/Neopolis is in an entirely different institutional/developer investment category.
For buyers, the biggest mistake would be to look only at the HMDA tag and assume every plot carries the same investment potential.
The exact location, winning bid, connectivity and future development around the plot will determine whether the deal makes financial sense.
