Indore Development Authority has opened a fresh property sale under Scheme No. 103 Palash, and this time the inventory consists of 31 residential flats.
Under Advertisement No. 172 dated 16 September 2026, IDA is offering 18 2BHK and 13 3BHK flats through a Tender-cum-Auction followed by Live e-Auction. Online tender submission started on 22 September and remains open until 6 PM on 12 October 2026.
The headline starting figure is approximately ₹64.07 lakh, but buyers should understand one thing immediately: this is a reserve price, not a fixed sale price. Since the properties are being auctioned, the final successful bid can be higher.

How large are the 2BHK flats?
The 18 available 2BHK units have carpet areas ranging from approximately 70.40 sq m to 75.20 sq m.

What about the 3BHK flats?
The 13 3BHK flats are considerably larger.
All 13 listed 3BHK units have a 97 sq m carpet area, while the built-up and super built-up figures differ slightly between B-series and F-series flats.
The lowest listed 3BHK reserve value is approximately ₹86.04 lakh, while the highest reaches approximately ₹89.42 lakh.
How much EMD is required?
The Earnest Money Deposit differs according to the flat configuration.
The advertisement says the EMD is to be paid online from the bidder’s own account using the permitted electronic payment methods, including card, net banking or RTGS as applicable through the tender system.
This means someone considering a 3BHK should be prepared to arrange ₹4.50 lakh just for the EMD stage, separate from the eventual property consideration payable by the successful bidder.
Important dates: From tender submission to live auction
The process does not end on 12 October.
That date is only the deadline for submitting the online tender.
For the live e-auction days, the official notice shows the auction window from 11:30 AM to 2:30 PM.
