Jodhpur JDA E-Auction 2026: 61 govt plots, prices, EMD and last dates

The Jodhpur Development Authority (JDA) has announced an E-Auction Programme for Residential, Farm House and Commercial Plots in Jodhpur for August–September 2026.

The official auction schedule contains 61 properties across different JDA schemes. Bidding begins from 3 August 2026, while individual plots have different EMD and auction-closing dates. The final listed auction closes on 24 September 2026 at 12:30 PM.

What is available in the JDA Jodhpur E-Auction 2026?

The auction includes three major property categories:

  • Residential plots
  • Commercial plots
  • Farm House plots

The properties are spread across schemes including:

  • Ganga Vihar Yojana
  • Pandit Deendayal Upadhyaya Vihar Awas Yojana
  • Mandalnath Awas Yojana
  • Ujaliya Scheme
  • Mahatma Gandhi Nagar Yojana
  • Sundar Singh Bhandari Nagar Yojana
  • Vigyan Nagar Yojana

Commercial plots are also listed at Gram Chokha, Jodhpur.

JDA E-Auction 2026 important dates

The auction programme starts on 3 August 2026 at 11:00 AM.

However, there is no single last date for all 61 properties.

Each plot has:

  • its own EMD deposit deadline;
  • its own auction closing date;
  • and its own closing time.

The earliest listed auction closes on 7 August 2026, while the final listed auction closes on 24 September 2026 at 12:30 PM.

This means buyers should check the specific deadline of the plot they want to bid for.

What are the minimum sale prices?

The official schedule shows significant price variation depending on the scheme and property category.

These are minimum sale prices, not guaranteed final purchase prices. Since this is an e-auction, the final amount can rise depending on bidding competition.

How much EMD is required?

Every bidder must deposit Earnest Money Deposit (EMD) equal to 2% of the bid starting price before being permitted to participate in the auction.

For unsuccessful bidders, the EMD is refundable after the auction closes. For the successful bidder, it is adjusted against the payable premium.

For the Ujaliya Scheme Farm House plots, the document also specifies an online application fee of ₹1,000, which is non-refundable.

What is the bid increment?

The official schedule specifies a ₹100 per sq m bid increment.

This means each subsequent bid must increase according to the prescribed auction increment.

How does the successful bidder make payment?

The payment schedule is one of the most important parts of the auction.

After approval of the auction, the successful bidder is required to deposit:

  • 15% of the bid amount within 3 working days
  • another 35% within 120 days from the auction date
  • remaining 50% within 180 days from the auction date

If payment is delayed beyond the prescribed period, the document provides for additional time in specified circumstances along with 9% interest on the remaining amount.

Can buyers get a discount for early payment?

Yes.

The auction terms state that if the successful bidder deposits the full payable amount within 15 days of the demand note, the bidder can receive a 2% rebate on the bid amount.

This can be useful for buyers who have sufficient funds available immediately.

Are there additional charges apart from the winning bid?

Yes.

The auction document states that additional charges may include:

  • Urban Assessment;
  • BSUP or shelter fund charges;
  • other charges payable as per applicable norms;
  • and TDS where applicable.

For property transactions of ₹50 lakh or more, the purchaser is responsible for TDS as applicable under Section 194-IA.

Therefore, buyers should not calculate their total budget only from the winning auction price.

What documents are required?

The auction terms specifically require the bidder to submit a copy of PAN card.

EMD and other dues are to be paid through the online mode available on the portal.

Why should buyers inspect the plot before bidding?

JDA specifically advises bidders to visit and inspect the proposed plot before participating.

The properties are being sold on an “as is where is” basis.

The document also states that the actual plot area may increase or decrease according to site conditions.

A buyer should therefore check:

  • exact location;
  • road width;
  • access;
  • plot dimensions;
  • surrounding development;
  • and actual site condition

before bidding.

Does the highest bidder automatically get the plot?

Not necessarily.

The JDA auction conditions state that the Jodhpur Development Authority Commissioner reserves the right to accept or reject the highest bid, and that decision is final and binding.

So simply being the highest bidder does not itself guarantee final allotment.

What happens if bidding continues at closing time?

The auction has an automatic extension mechanism.

The document states that the bid-closing time can be extended by 5 minutes, unlimited times, if bidding continues near the closing time.

Therefore, bidders should remain online until the auction has actually closed rather than relying only on the originally displayed closing time.

Which JDA plots appear cheapest on minimum price?

Based only on the official minimum sale-price figures:

  • Ujaliya Farm House plots start around ₹2,600–₹2,900 per sq m.
  • Vigyan Nagar residential plots are listed at ₹8,000 per sq m.
  • Mandalnath Awas Yojana plots are listed at ₹9,000 per sq m.

At the higher end:

  • Sundar Singh Bhandari Nagar is ₹28,000 per sq m.
  • Commercial plots at Gram Chokha have a minimum sale price of ₹50,000 per sq m.

These figures should be treated only as auction starting/minimum rates. The final bid may be higher.

What should a bidder check before participating?

Before placing a bid, verify:

  • exact plot number and scheme;
  • plot area and dimensions;
  • EMD amount;
  • EMD last date;
  • auction closing date;
  • minimum sale price;
  • site condition;
  • additional charges;
  • payment schedule;
  • and maximum amount you are willing to bid.

Most importantly, do not enter an auction without fixing your maximum budget beforehand.
