Kota Development Authority (KDA) has opened a major September 2026 e-auction covering 94 properties across 19 schemes and locations in Kota. The inventory includes residential plots, commercial properties and farmhouse sites, with BSP-based assessed values ranging from approximately ₹13.07 lakh to ₹3.69 crore.

For the current listings checked on the Rajasthan UDH portal, EMD payment closes on 22 September 2026 at 11:59 PM, while bidding is scheduled to close on 23 September 2026 at 5:00 PM.

The important point for buyers is that these are auction starting values—not fixed sale prices.

The auction spreads across locations including Mukundra Vihar, Mukundra Vihar Vistar, Vinoba Bhave Nagar, Chanakyapuri, Shrinathpuram, Arogya Nagar, Transport Nagar, Rani Laxmi Bai Nagar and other KDA schemes.

Lowest BSP-based residential value: around ₹13.07 lakh

Among the 94 properties analysed, one of the lowest-priced starting references appears in Mukundra Vihar Vistar Aavasiye Yojna.

Plots such as 637 and 648 measure 435.78 sq ft and are listed with:

A nearby corner property of the same size carries a higher BSP-based value, showing why bidders should compare individual plots rather than assume that every property in one scheme has the same rate.

Vinoba Bhave Nagar: compact plots around ₹19.36 lakh at BSP

Vinoba Bhave Nagar has several compact residential properties including SP-25, SP-27, SP-29, SP-31, SP-32, SP-33, SP-34 and SP-38.

484.20 sq ft × ₹4,000 = ₹19.36 lakh approximately

But ₹19.36 lakh is only the assessed value at BSP. The actual acquisition value will depend on the winning bid and applicable charges.

Larger residential plots move towards ₹1 crore

The same auction also includes substantially larger properties.

Farmhouse F-23 reaches approximately ₹3.69 crore at BSP

The highest-value property identified in the current batch is Farmhouse Plot F-23 under the Pandit Madan Mohan Malviya Farm House scheme.

Commercial properties follow a different bidding increment

KDA has also included commercial inventory in the current batch.

Commercial listings checked use a ₹50 per sq ft minimum bid increment, compared with ₹10 per sq ft for residential properties.

For example, Rajeev Gandhi Nagar Special Commercial Scheme Plot S-1 carries a BSP-based value of roughly ₹67.55 lakh.

Buyers should therefore check the land-use category and bid increment shown on the specific property page before participating.

How does the payment schedule work after winning?

Plot area can change after site measurement

This is an important condition that buyers should not overlook.

KDA properties are offered on an “as is where is” basis, and the terms state that the final site area can increase or decrease according to actual conditions.

If the final area is higher than the auctioned area, the successful bidder may be required to pay the applicable additional amount. If it is lower, the corresponding adjustment can be made as per the auction conditions.

This makes physical inspection particularly important.

Corner plots should be evaluated separately

The current auction inventory includes several properties specifically identified as corner plots.

Corner properties can have a different BSP from nearby non-corner plots even when their dimensions are similar.
