The Kanpur Development Authority (KDA) is preparing to launch 597 residential plots under New Kanpur City Phase-1, one of its long-awaited township projects in Kanpur, Uttar Pradesh.
The project received its UP RERA registration on 24 October 2026, bringing the first phase closer to the proposed launch. According to reports published on 28–29 October, KDA is preparing to invite applications and allot the plots through a lottery.
New Kanpur City is expected to offer plots in four sizes, ranging from 36 sq. m to 162 sq. m, including smaller plots intended for Economically Weaker Section (EWS) and Lower Income Group (LIG) applicants.
KDA is reportedly considering prices of approximately ₹50,000–₹60,000 per sq. m. However, the final allotment rates, registration dates, booking amounts and lottery schedule have not yet been officially announced.
The project has a regulatory registration, but registration under RERA should not be confused with the launch of applications for individual residential plots.
597 residential plots in four sizes
The first phase of New Kanpur City is planned to contain 597 residential plots.
The reported layout includes larger plots for general residential use and smaller plots intended for lower-income buyers.
Location of New Kanpur City
New Kanpur City is planned between Mainawati Marg, Singhpur and Kalyanpur in Kanpur.

The wider New Kanpur City township has been planned in multiple phases, with the RERA-registered first phase covering approximately 55.59 acres.
Its location may benefit from future improvements to regional road connectivity, including the Kanpur Outer Ring Road and other proposed transport corridors.
However, these connectivity benefits depend on the actual completion and access arrangements of the respective road projects.
Prospective buyers should examine the approved layout and the exact location of the selected plot rather than relying only on the township’s broader location.
New Kanpur City plot prices
KDA has not yet announced the final selling prices for New Kanpur City Phase-1.
According to reporting on 28 October 2026, the authority was considering an indicative rate between ₹50,000 and ₹60,000 per sq. m.

The final prices for EWS and LIG plots may differ from those calculated using the general indicative rate.
Other charges may also apply, depending on the final scheme terms.
Buyers should wait for KDA’s official price schedule before treating any amount as the actual cost of a plot.
Phase-1 Land Area and Development Plan
The RERA-registered Phase-1 project covers approximately 2,24,951 sq. m, equivalent to 55.59 acres.
According to the reported layout, land has been allocated for residential plots, green areas, community facilities, roads and commercial activities.
The minor difference between the summed figures and the registered 55.59 acres is due to rounding.
Residential plots occupy approximately 39% of the first-phase land area. The remaining land is planned for roads, green spaces, community infrastructure and commercial facilities.
This land allocation is important because it indicates that New Kanpur City is intended to function as a planned township rather than simply a collection of residential plots.
New Kanpur City RERA registration details
One of the most significant recent developments is the project’s registration with the Uttar Pradesh Real Estate Regulatory Authority.

These are important because they help establish the planning and regulatory status of the project.
However, RERA registration does not mean that residential plot applications have automatically opened.
