Lucknow Development Authority’s two major plotted township projects — Naimish Nagar Yojana and Varun Vihar Yojana — are again approaching a public launch.
Multiple reports published between 8 and 10 September 2026 say LDA is preparing to launch both schemes on 14 September 2026, with Chief Minister Yogi Adityanath expected to formally inaugurate them.
Navbharat Times reported on 10 September that the first phase could open registration for approximately 6,000 plots. The report also quoted LDA Vice-Chairman Prathamesh Kumar as saying that preparations are complete, the booklet is ready and registration will open once the Chief Minister launches the schemes.
There is, however, an important distinction for buyers.
Naimish Nagar and Varun Vihar are officially confirmed LDA projects. Their land planning and development work are documented by the authority. But as of 11 September 2026, a fresh official LDA scheme booklet or registration notice explicitly confirming the final 14 September inventory, prices, registration amount and application schedule is not visible on LDA’s current public “What’s New” page.
Therefore, the 14 September launch should currently be described as strongly media-reported and attributed to LDA officials — not yet as a formally published LDA booking notification.
What changed between June and September?

Proposed infrastructure includes:
The project therefore extends well beyond a simple plotted scheme and is intended as a large urban expansion zone.
What LDA officially confirms about Varun Vihar?
Varun Vihar is substantially larger.
LDA also proposes more than:
980 acres of green belts, parks and water bodies
along with an international-standard golf course, sports facilities and an approximately:
300-acre logistics park.
Land assembly has already progressed.
LDA states that around:
450 bighas have been registered through bainama
approximately:
105 bighas are under possession
and about:
₹300 crore has been distributed as compensation to farmers.
This indicates that Varun Vihar has moved beyond the planning stage into active land-development preparation.
RERA registration has also progressed
Both schemes have moved forward on the regulatory side.
Why 14 September is being taken seriously?
The 14 September launch date is not based on one isolated report.
Amar Ujala, ABP News, Navbharat Times and other publications have reported the same launch window.
Navbharat Times went a step further by citing LDA Vice-Chairman Prathamesh Kumar as saying that:
- preparations are complete;
- the booklet is ready; and
- registration will open after the formal launch.
That makes 14 September a credible planned launch date, although the final public registration schedule still needs to come through LDA’s own portal.
How many plots may actually be offered?
The latest September reports refer to around:
6,000 plots combined
in the first phase.
Media reports indicate that the two schemes could together offer multiple plot sizes, broadly ranging between:
72 sq m and 450 sq m.
Plots are also reported to be planned along roads ranging from approximately:
18 metres to 45 metres wide.
The final size-wise inventory is still important because it will determine:
- how many plots are actually available in each scheme;
- which size categories are available;
- whether certain road widths or locations attract additional charges; and
- how the final inventory is divided between Naimish Nagar and Varun Vihar.
Varun Vihar reported rate: Around ₹2,800 per sq ft
The most consistent price being reported is for Varun Vihar.
Several reports place the indicative rate at approximately:
₹2,800 per sq ft.
These are simple calculations based on the reported ₹2,800 rate and should not be treated as the final LDA price list.
Additional charges, if any, will depend on the official scheme terms.
Naimish Nagar rate remains unclear
Naimish Nagar has the biggest price discrepancy.
Some reports have cited approximately:
₹3,200 per sq ft
while newer reporting points towards approximately:
₹3,800 per sq ft.
Navbharat Times reported that Naimish Nagar may be priced roughly ₹1,000 per sq ft higher than Varun Vihar.
If Varun Vihar is around ₹2,800 per sq ft, that would imply a Naimish Nagar rate closer to ₹3,800 per sq ft.
The difference is significant.
Because of this gap, buyers should wait for the final LDA rate schedule before calculating affordability.
How is allotment expected to happen?
Navbharat Times has reported that plots will be allotted through a lottery system, citing the LDA Vice-Chairman.
The lottery date is expected to be announced separately.
Where should buyers register?
LDA operates an official registration portal for its housing and plotted schemes.
Applicants should use only LDA’s official website and registration portal once Naimish Nagar and Varun Vihar formally appear there.
Unverified agent links, WhatsApp payment requests, social-media QR codes or unofficial websites should not be used.
Why the earlier June launch matters?
These schemes had already reached launch stage once before.
LDA’s June 2026 records referred to a proposed 30 June 2026 launch and registration for 3,105 plots.
That public launch did not proceed as originally expected.
The September development should therefore be viewed as a revived and expanded launch, with significantly higher reported inventory.
This history also explains why the actual registration portal opening is more important than the announcement date alone.
Naimish Nagar and Varun Vihar are officially established LDA projects and multiple reports citing LDA officials indicate a 14 September 2026 launch with around 6,000 plots in the first phase. The final inventory, Naimish Nagar rate and registration terms remain subject to the official LDA scheme booklet.
