Shri Ram Vihar Residential Scheme, Pali: registration, prices and plot details awaited

The Rajasthan Government has notified land for developing the Shri Ram Vihar Residential Scheme in Pali district.

The proposed scheme will be developed by the Urban Improvement Trust, Pali, over approximately 2.857 hectares, or about 7.06 acres, in the revenue village of Mandli Khurd. The Urban Development and Housing Department listed the notification on 1 July 2026.

However, buyers must understand one crucial point:

Shri Ram Vihar has been notified as a proposed residential scheme, but public registration has not opened.

As of 18 July 2026, no separate official brochure, application form, price list, plot inventory or allotment schedule was visible in the official sources checked for this report.

The Rajasthan Government issued the notification under Section 32(1) of the Rajasthan Urban Improvement Act, 1959, declaring the identified area for the proposed residential scheme.

How much land has been notified?

The scheme area includes two land parcels:

Khasra numberArea
Khasra No. 2002.78442 hectares
Khasra No. 2010.0728 hectares
Total2.8570 hectares

The notification also identifies surrounding khasra numbers to define the northern, eastern, southern and western boundaries of the declared area.

These boundaries establish the broad scheme area. They do not show the final position of individual plots, roads, parks, utilities or commercial spaces.

Has the scheme been launched for buyers?

No.

The government has approved the declaration of the scheme area. It has not yet invited buyers to apply for plots or houses.

There is currently no officially announced:

  • Application portal
  • Registration form
  • Application fee
  • Earnest-money amount
  • Plot-size chart
  • Category-wise inventory
  • Reserve price
  • Payment schedule
  • Lottery date
  • Auction date
  • Possession timeline

A notification establishing the scheme area is an early administrative stage. It should not be confused with a public property launch.

Notification date is not the application opening date

The official departmental page carries the Shri Ram Vihar notification under 1 July 2026. That date confirms the government notification; it does not mean applications opened on 1 July.

The correct scheme status is:

Land notified; public launch awaited.

What is the application closing date?

No closing date has been announced because applications have not started.

The notification states that it will remain effective for six months from its publication in the Rajasthan Gazette. This six-month provision relates to the effectiveness of the scheme-area notification. It is not a six-month application period for buyers.

Therefore, buyers should ignore claims such as:

  • Apply within six months
  • Registration closes in December 2026
  • Pay now to secure priority
  • Limited plots are already being booked

None of these claims is supported by the current official notification.

What must happen before registration can open?

A government housing scheme normally moves through several planning and commercial stages.

For Shri Ram Vihar, buyers should wait for official confirmation of the following:

  1. Land survey and boundary verification
  2. Preparation of the proposed layout
  3. Allocation of land for roads and public facilities
  4. Approval of residential plot categories
  5. Calculation and approval of prices
  6. Preparation of the scheme brochure
  7. Announcement of eligibility and reservation rules
  8. Opening of applications
  9. Scrutiny of applications
  10. Lottery, auction or another approved allotment process
  11. Infrastructure development
  12. Possession or lease-deed execution

UIT Pali’s stated responsibilities include urban planning, utilisation of urban land and preparation of residential and commercial schemes.

This development sequence is a planning framework. UIT Pali has not yet released a project-specific implementation calendar for Shri Ram Vihar.

The entire 7.06 acres will not necessarily become saleable plots

Buyers should not estimate the likely number of plots by simply dividing the total land area by an assumed plot size.

Part of the notified land may be required for:

  • Internal roads
  • Parks and open spaces
  • Drainage
  • Electricity infrastructure
  • Water supply
  • Community facilities
  • Public utilities
  • Commercial or institutional use
  • Other planning requirements

Only the approved layout will reveal the net residential saleable area.

For example, even if future news reports mention 100-square-metre or 150-square-metre plots, the total plot count cannot be calculated accurately without knowing how much land has been reserved for infrastructure and common facilities.

Is it confirmed as a plot scheme?

Not yet.

The notification describes Shri Ram Vihar as an Awasiy Yojana, meaning a residential scheme. It does not confirm whether buyers will be offered:

  • Residential plots
  • Constructed houses
  • Flats
  • A combination of different property types

Although many UIT residential developments involve plotted land, buyers should wait for the official brochure and approved layout instead of assuming the product type.

What do we know about the location?

The notification confirms that the scheme is proposed in Mandli Khurd revenue village in Pali. However, it does not provide a consumer-facing location map, project entrance, road approach, landmark distances or neighbourhood-infrastructure report.

This means any strong investment claim about the location would be premature.

Before assessing the site, buyers should verify:

  • Exact coordinates and access road
  • Distance from developed Pali neighbourhoods
  • Width and condition of the approach road
  • Public-transport availability
  • Railway connectivity
  • Distance from schools and hospitals
  • Water and electricity infrastructure
  • Nearby industrial activity
  • Drainage and natural ground level
  • Existing residential development
  • Future master-plan roads
  • Whether the site is within a continuously developed urban zone

The authority’s official responsibilities cover the overall development and future planning of Pali city, but that does not guarantee that every newly notified site already has complete infrastructure.

Can buyers inspect the official map?

Yes.

The notification says the scheme description and map are available at the Urban Improvement Trust, Pali office and may be inspected on a working day between:

3:00 PM and 5:00 PM

A buyer visiting the office should request clarity on:

  • Exact scheme boundary
  • Latest layout status
  • Proposed access road
  • Whether the site survey is complete
  • Whether objections or land issues remain
  • Expected brochure timeline
  • Proposed property type
  • Likely method of allotment

A copy or clear photograph of the approved public map, where permitted, will be more useful than relying on an agent’s informal location marking.

How should the eventual price be evaluated?

No official price has been announced.

When UIT Pali publishes the rate, buyers should compare the complete acquisition cost, not only the advertised plot price.

The final calculation may include:

Possible costWhat to verify
Basic plot priceRate per square metre
Registration amountAdjustable or non-adjustable
Earnest moneyRefund conditions
Development chargesIncluded or additional
Lease amountOne-time or recurring
Corner or preferred-location chargeExtra percentage
Stamp dutyApplicable rate
Registration feePayable at deed execution
Utility chargesWater, electricity and sewer
Construction deadlinePenalty for delay
MaintenanceAuthority or society charges

A government scheme is not automatically cheaper than every private option.

The correct comparison should consider:

  • Final payable amount
  • Infrastructure readiness
  • Waiting period
  • Plot title and lease conditions
  • Construction obligations
  • Nearby resale alternatives
  • Development risk
Who should track this scheme?

Shri Ram Vihar may be relevant for:

  • Families seeking an authority-developed residential opportunity in Pali
  • Local buyers planning to build a home in the future
  • Buyers who can wait for layout approval and infrastructure development
  • Applicants who prefer a formal government allotment process
  • Long-term buyers not dependent on immediate possession
Who should not treat it as an immediate opportunity?

The scheme is not yet suitable for:

  • Buyers needing a ready-to-move house
  • Families requiring confirmed prices
  • Buyers needing immediate construction
  • Applicants relying on a fixed possession date
  • People being asked to pay unofficial booking money
  • Investors making decisions without inspecting the site and brochure
Do not pay brokers before the brochure is issued

The official notification does not authorise private brokers to accept bookings.

Prospective buyers should not pay:

  • A token amount for priority
  • A plot-blocking charge
  • Cash for an allotment guarantee
  • Brokerage for a confirmed plot number
  • Money through a private payment link
  • A fee for early access to the lottery

Before making any payment, verify:

  1. Official scheme brochure
  2. Application opening and closing dates
  3. Scheme code
  4. Government-authorised portal
  5. Authority bank or payment details
  6. Refund rules
  7. Eligibility criteria
  8. Allotment method

No private person can guarantee a successful government allotment.

What should buyers do now?
Step 1: Read and save the official notification

Use it as the primary proof of the scheme’s current status.

Step 2: Inspect the map at UIT Pali

Confirm the actual site and boundary instead of relying on social-media location claims.

Step 3: Visit Mandli Khurd

Check the road, surrounding development and infrastructure personally.

Step 4: Wait for the brochure

Do not assess affordability before plot sizes, prices and additional charges are released.

Step 5: Compare the complete cost

Compare the eventual UIT price with approved nearby residential options.

Step 6: Verify the allotment method

Lottery, auction and first-come-first-served processes involve different financial commitments.

Step 7: Check the development obligation

Find out whether the allottee must construct within a fixed period and whether penalties apply.
