Chennai is a promising destination for homebuyers due to its strong employment opportunities in IT, automobile manufacturing, healthcare and education, supported by established infrastructure and connectivity through Metro, suburban railways, highways and an international airport. Residential locations such as Ambattur, Sholinganallur and Villivakkam offer housing options across different budgets, making the city suitable for both working professionals and families. With the Tamil Nadu Housing Board (TNHB) offering government-developed flats starting from ₹18 lakh under its 2026 housing scheme, eligible buyers have an additional opportunity to explore homeownership in Chennai.
The Tamil Nadu Housing Board (TNHB) has announced the sale of 770 flats and houses under Notification No. 02/2026, dated 16 September 2026. Prices range from ₹18 lakh to ₹82 lakh, with online applications starting on 28 September 2026.
TNHB is offering these properties through two different allotment methods: 627 flats on a First Come First Served (FCFS) basis and 143 flats and houses through an online lottery.

627 TNHB flats in Chennai: Locations, sizes and prices
TNHB is offering 627 flats across seven projects in Chennai. Most belong to the Low Income Group (LIG), while Jafferkhanpet offers Middle Income Group (MIG) properties.
Where are the lowest-priced flats?
The lowest advertised price is approximately ₹18 lakh at Sholinganallur, where only six flats are listed. Buyers looking at larger inventories can consider Ambattur 2394 MSB, which has 328 advertised flats priced at approximately ₹29 lakh.
These quantities represent the original advertised inventory, not necessarily the number of units currently unsold.
TNHB Online Lottery 2026: 143 flats and houses
The second scheme covers properties in Chennai, Hosur and Kancheepuram, allotted through a computerised lottery.
Important discrepancy: Although TNHB advertises 143 lottery properties, the quantities printed in its detailed booklet total 144. The Kancheepuram Phase II entry lists 37 houses. Applicants should verify the final project-wise inventory on TNHB’s official portal.
The lottery application deadline is 27 October 2026 at 11:29 PM.
Who is eligible for the TNHB Housing Scheme 2026?
TNHB has prescribed specific eligibility conditions for both allotment methods.
Important for applicants outside Tamil Nadu: This is not an unrestricted all-India housing allotment. Tamil Nadu nativity is an eligibility requirement.
Application fees, booking amount and payment deadlines
The initial payment requirements differ between the FCFS and lottery schemes.
Example: Buying a ₹30 lakh flat
Selected buyers must arrange the initial payment within the permitted booking window. The remaining 90% is payable within 90 days from allotment.
Applicable maintenance and statutory charges may be additional.
TNHB Housing Lottery 2026: Reservation categories
