Uttar Pradesh Avas Evam Vikas Parishad (UPAVP) is conducting a major property e-auction in September 2026 covering multiple categories of properties across seven UP zones.
The auction is important because it is not limited to residential plots. The available inventory includes different types of residential, commercial, educational and other non-residential properties. Interested bidders need to complete the applicable registration and token-money formalities by 29 September 2026, while the e-auction is scheduled for 30 September 2026.
The official UPAVP e-auction portal allows prospective buyers to search properties by zone, scheme, property number, area, reserve price and auction dates.
Important: The official property portal is dynamic. The figure of 995 properties relates to the inventory snapshot reviewed for this auction round. Buyers should verify the live property list before depositing token money because individual properties may be added, withdrawn or modified.
Different property categories need different due diligence
For most buyers, the individual property page is more important than the headline number of properties available.
Educational plots have separate rules
One of the official documents available in UPAVP’s property-document system is the Rules and Regulations for Educational Plots.
This is an older statutory/rules document and should not be treated as the current general rulebook for every property in the September auction. It is relevant specifically where the property being considered is an educational/institutional plot.
The document lays down separate requirements relating to eligibility, token money, payment, construction and operation of educational institutions.
These figures apply specifically to the educational-plot rules reviewed. A bidder should still follow the latest property-specific auction conditions and allotment letter where they provide current or different requirements.
How is reserve price treated for educational plots?
The educational-plot rules contain a separate framework based partly on the age of the UPAVP scheme.
This table should not be used to calculate the bid price yourself. The actual reserve price shown against the current property on UPAVP’s auction portal should remain the relevant figure for bidding.
Educational plots also carry operating obligations
Buying an educational plot is not the same as buying an unrestricted investment property.
The rules contain conditions connected to the operation of the educational institution.
The document also restricts unrestricted transfer, sale, renting or use of the plot for purposes unrelated to the approved educational activity.
For an institution, these conditions can influence the long-term financial viability of the project and should be studied before bidding.
Construction deadline is important
Educational plots cannot simply be acquired and held indefinitely.
A bidder should therefore calculate both land acquisition cost and development cost before participating.
Why the 995-property figure needs a live check?
The reviewed auction inventory contained 995 properties across seven zones, but development-authority auction lists are not always static until bidding concludes.
UPAVP can modify individual property entries because of administrative decisions, corrections, litigation or other property-specific reasons.
For buyers, the live property record should always take priority over an older downloaded list or social-media post.
Before participating, buyers should identify the exact property, verify the current reserve price and token amount, study any special conditions and inspect the location wherever possible.
For educational plots in particular, the acquisition should be evaluated as an institutional development project, not merely as a land investment, because construction timelines, eligibility requirements, social obligations and transfer restrictions can materially affect the economics of the property.
