The Yamuna Expressway–Noida Airport region is becoming an important residential development zone because of the upcoming Noida International Airport, Yamuna Expressway connectivity and planned industrial, commercial and infrastructure development around YEIDA sectors. For homebuyers, the area is worth tracking because new developer land allotments today can eventually lead to new apartment projects and residential supply in the coming years.
YEIDA has now launched Group Housing Plot Scheme YEA-GH-12/2026, offering 10 large residential Group Housing plots in Sectors 17, 18, 20 and 22D through e-auction.
This is a residential scheme, but these are large Group Housing plots meant for developers and eligible companies, not small residential plots for families.
Individual buyers cannot directly bid for these plots.
The successful developers can later construct apartment projects, and those flats may subsequently become available to individual homebuyers after approvals and applicable RERA registration.
Where are the 10 plots?
The ₹54,380 per sq m figure is the basic land rate. YEIDA has also applied 5%, 10% or 15% Preferential Location Charges (PLC) depending on the location of each plot.
