YEIDA new plot scheme 2026 near noida airport: Two residential plot schemes planned for October!

Homebuyers waiting for another YEIDA residential plot scheme near Noida International Airport may soon get a fresh opportunity. The Yamuna Expressway Industrial Development Authority (YEIDA) is preparing two separate residential plot schemes, expected around the festive season/Navratri period in October 2026. One proposed scheme is aimed at the low-income group with 40 sq m plots, while the other is expected to offer larger 162 sq m to 300 sq m residential plots to the general category.

However, buyers should understand the current status clearly: the schemes have not opened for registration yet. The exact number of plots, final price, application dates and detailed brochure are still awaited. YEIDA’s official website currently continues to show the earlier RPS10/2026 residential scheme and its draw-related updates, but no brochure for these two proposed October schemes is publicly listed there yet.

YEIDA new plot scheme 2026: What is confirmed so far?

YEIDA CEO R.K. Singh told Hindustan Times Real Estate that the authority is preparing two housing plot schemes, likely around October. According to the report, the smaller scheme will target the LIG segment with 40 sq m plots, while the general-category scheme will have plots ranging from 162 sq m to 300 sq m. He also said that the number of plots, pricing and other modalities were still being worked out.

Times of India subsequently reported on 11 August that the schemes are expected during Navratri in October, with the same 40 sq m and 162–300 sq m plot-size structure.

Where will the new YEIDA plots be located?

There is a small difference between the two major reports on the exact sector.

Hindustan Times places the proposed plots in Sector 5, around 2–3 km from Noida International Airport, while Times of India refers to Sector 5-A.

Until YEIDA releases the official brochure and sector layout, the safest description is that the upcoming schemes are expected in the Sector 5/5-A area near Noida International Airport.

Buyers should wait for the official scheme map before making decisions based on an exact sector, pocket or claimed distance from the airport.

Why are there two separate residential plot schemes?

The proposed structure indicates that YEIDA is trying to address two very different buyer segments.

The 40 sq m plot scheme is intended for the low-income group and could provide a smaller-ticket entry point into YEIDA’s residential plotted development, subject to the final eligibility and pricing rules.

The second scheme, with plots ranging from 162 sq m to 300 sq m, is intended for the general category and would cater to buyers looking for substantially larger residential plots.

The two schemes should not be assumed to have the same eligibility conditions, payment structure or reservation rules. Those details will only become clear when YEIDA issues the final brochures.

Is this the same as YEIDA’s earlier 973-plot scheme?

No. This is a new proposal.

YEIDA’s earlier RPS10/2026 scheme offered 973 residential plots across Sectors 15C, 18 and 24A, with sizes including 162, 183, 184, 200, 223 and 290 sq m. The official YEIDA website continues to show the RPS10/2026 scheme and its draw-related information.

That earlier scheme received an exceptionally strong response. According to YEIDA CEO R.K. Singh, 1,10,034 valid applications were received for 973 plots—roughly 113 valid applicants for every plot. The 200 sq m category alone received 57,620 applications for 481 plots.

The upcoming October schemes are therefore not a reopening of RPS10/2026.

What will the new YEIDA plots cost?

This is one of the most important details that is not yet final.

Hindustan Times reported the prevailing residential plot rate at around ₹37,000 per sq m, while Times of India referred to an existing allotment rate of ₹36,260 per sq m. These figures provide context about current YEIDA residential pricing, but they should not be treated as the confirmed price of the new schemes.

The authority can specify the applicable rate, additional charges and payment terms separately in the new scheme brochure.

Therefore, calculations claiming that a 40 sq m or 300 sq m plot will definitely cost a particular amount are premature.

What buyers should wait for?

The official brochure should establish the actual allotment rate, registration money, payment schedule, additional charges, reservation conditions and refund rules.

Until then, the correct answer to “What is the YEIDA new plot scheme price?” is:

Final scheme-specific pricing has not yet been announced.

A new eligibility rule may also affect applicants

Eligibility could become particularly important in these schemes.

Hindustan Times reported that YEIDA was considering a rule under which applicants who had previously received a residential plot from YEIDA, Noida Authority or Greater Noida Authority may not be eligible for the new schemes.

Times of India later reported the restriction more definitively.

However, because the official scheme brochure is still awaited, prospective applicants should not rely on either interpretation as the final eligibility clause. The legally applicable eligibility conditions will be those published by YEIDA with the scheme.

Why will these schemes attract attention?

The response to RPS10/2026 shows that demand for authority-developed residential plots in the YEIDA region is already substantial. More than 1.1 lakh valid applications for only 973 plots demonstrates the scale of buyer interest seen in the previous draw.

The upcoming schemes may attract attention for another reason: they could widen the range of buyers by introducing a much smaller 40 sq m LIG plot, alongside larger 162–300 sq m plots.

But strong demand in a previous scheme does not guarantee appreciation or investment returns in the next one. Buyers still need to evaluate the exact sector, development status, total acquisition cost and their own purpose for buying.

Should you prepare to apply now?

There is no application to submit yet, but interested buyers can use this period to prepare.

The most important step is not paying anyone claiming to offer early booking, priority allotment or confirmed plots before YEIDA officially launches the schemes.

Once the brochure is released, buyers should compare the exact sector and pocket, plot size, total price, registration amount, payment schedule, eligibility, possession conditions, transfer rules and additional charges before submitting an application.

What should investors keep in mind?

The phrase “near Noida International Airport” will naturally attract investor interest, but airport proximity alone should not determine a property purchase.

A serious buyer should compare the exact location with planned roads, surrounding residential development, social infrastructure, possession conditions and the time required for the sector to become usable.

A government authority plot can offer greater clarity about the allotting authority, but it does not automatically mean that every plot is inexpensive or that every location will appreciate at the same rate.

The actual scheme brochure will be more important than the headline around the airport.

What happens next?

The next major update should be the release of the official YEIDA residential plot scheme brochure.

That document should finally answer the questions buyers are currently waiting on: How many plots will be offered? What will they cost? Who can apply? When will registration open? What will the registration amount be? And when will allotment take place?

As of 11 August 2026, YEIDA’s public website does not yet show a separate brochure for these two proposed October schemes. The website still lists RPS10/2026 and its related results and applicant information.

The upcoming YEIDA plot schemes are worth tracking because they are expected to serve two very different buyer groups—one through compact 40 sq m plots and another through larger 162–300 sq m residential plots.

But the most important information is still pending.

For now, buyers should remember three things:

That distinction matters, particularly when property schemes around Noida International Airport generate strong demand and equally strong speculation.
