Chandigarh residential site e-auction: 10 freehold plots open till 23 June?

Chandigarh does not see residential land opportunities every day. When the Estate Office, U.T. Chandigarh opens freehold residential sites through e-auction, it naturally attracts attention from serious buyers, investors and high-value property watchers.

The latest official e-auction notice is important because it offers 10 residential sites on freehold basis in Chandigarh. The application, document and EMD submission window is from 2 June 2026 to 23 June 2026, while the e-auction will run from 27 June 2026 to 29 June 2026.

This is not a normal fixed-price housing scheme. It is a premium land auction where buyers must understand plot size, sector, reserve price, EMD, documents, bidding process and final cost before participating.

What has Chandigarh Estate Office announced?

Estate Office, U.T. Chandigarh has issued an official advertisement for e-Auction of residential sites on freehold basis in Chandigarh.

The e-Auction ID mentioned in the notice is 2026_CH_189. The notice lists 10 residential sites across different Chandigarh sectors, along with property number, sector, approximate area, dimensions, reserve price and earnest money deposit.

This makes the auction important because freehold residential sites in Chandigarh are limited and usually come with high reserve prices.

The official notice also says that interested bidders should check the layout and zoning details on the Urban Planning Department, Chandigarh website before participating.

What are the important auction dates?

The timeline is very clear in the official notice.

For buyers, the most important deadline is 23 June 2026 at 5:00 PM, because document and EMD submission must be completed before that.

A buyer who wants to participate should not wait till the last day. Digital Signature Certificate, portal enrolment, payment proof, PAN details and uploaded documents can take time.

What kind of plots are available?

The auction includes 10 residential sites in Chandigarh, with sizes starting from 100 sq yd and going up to 502.316 sq yd.

The lowest reserve price listed in the notice is ₹3,30,18,100 for 100 sq yd residential sites in Sector 44-B. The highest reserve price is ₹16,58,55,199 for a 502.316 sq yd residential site in Sector 44.

This clearly shows that the auction is not aimed at entry-level homebuyers. It is a high-value residential land auction where ticket sizes are large and participation requires strong financial readiness.

The sites are spread across sectors including 15-B, 20, 21, 23, 27-D, 44, 30-A, 37-A and 44-B.

Property No. 3226, Sector 27-D, area 256.666 sq yd, reserve price ₹8,47,46,237.

Property No. 334, Sector 44, area 502.316 sq yd, reserve price ₹16,58,55,199.

Property No. 396, Sector 30-A, area 500.5 sq yd, reserve price ₹16,52,55,591.

Property No. 326, Sector 37-A, area 338 sq yd, reserve price ₹11,16,01,178.

Buyers should remember that these are reserve prices, not final auction prices. The final price can move higher depending on bidding interest.

What should buyers know about EMD?

Every plot has a property-wise earnest money deposit amount mentioned in the official notice.

The EMD starts from ₹6,60,362 for the 100 sq yd sites in Sector 44-B and goes up to ₹33,17,104 for the 502.316 sq yd site in Sector 44.

This is important because EMD is not a symbolic amount. Serious bidders need to arrange funds properly and follow the payment process exactly.

The notice provides bank details for EMD payment through RTGS or NEFT. It also asks participants to mention bank account details, transaction ID or UTR number, and site details for which the application is being submitted.

Why freehold status matters?

The official advertisement says these are residential sites on freehold basis.

Freehold property generally gives stronger ownership comfort compared with leasehold property, because the buyer has ownership rights over the property subject to rules, permissions and applicable conditions.

In a city like Chandigarh, where planned sectors and regulated land use matter a lot, freehold residential sites can attract high interest.

However, freehold status should not make buyers careless. They still need to check zoning, layout, site condition, dimensions, area variation, construction rules, payment terms and auction conditions.

What is the 5% extra charge?

The official notice says 5% extra will be charged for corner or park-facing sites.

It also specifically mentions that the residential site at Sr. No. 8, Property No. 326, Sector 37-A, is a park-facing site.

This detail is important for bidders because the final payable amount may not be limited to the bid amount alone. A buyer must calculate extra charges, taxes, registration cost and other expenses before deciding the maximum bid.

A site may look attractive because of its location or facing, but the buyer should calculate the full financial outgo before bidding.

What documents and portal requirements matter?

This auction is being conducted through the government e-auction portal.

The official notice says that bidders require a Digital Signature Certificate for submitting soft copies electronically. Bidders also need to enrol on the e-auction portal and register their valid DSC with their profile.

Only one valid DSC should be registered by a bidder. The notice also warns that bidders are responsible for ensuring that they do not lend their DSC to others, as it may lead to misuse.

The notice also says that incomplete applications will be rejected. Required uploads include RTGS or NEFT proof with UTR number and date, PAN card for Indian residents, signed terms and conditions, and authorization letter if required.

What should buyers check before bidding?

A serious buyer should check these points before entering the auction:

Approximate plot area.

Dimensions of the site.

EMD amount.

Corner or park-facing extra charge.

Layout and zoning status.

Site access and surrounding development.

A buyer should not enter the auction only because the property is in Chandigarh. The right approach is to compare the site, sector, reserve price and full cost before bidding

What should bidders avoid?

Bidders should avoid emotional bidding.

In a premium auction, competition can push prices upward. A plot may look good at reserve price, but it may become expensive if the final bid crosses the buyer’s comfort level.

Is this auction good for investment?

This auction can be interesting for high-value buyers and investors because Chandigarh has limited residential land supply and strong location value.

But the investment decision depends on the exact site and final bid price.

A 100 sq yd plot in Sector 44-B and a 500 sq yd plot in Sector 21 or Sector 30-A are not the same kind of investment. The buyer profile, total cost, future construction potential and resale demand can be different.

Investors should not look only at the Chandigarh name. They should study the sector, site dimensions, zoning, nearby development and final landed cost after all charges.
