The 18 August circular itself confirms the additional inventory, price ranges and continuation of the 25% discount. The 28 August booking time is currently reported by Navbharat Times rather than stated in the 18 August circular itself.
This is an expansion of Nagrik Awaas Yojana, not a new DDA scheme
DDA originally launched Nagrik Awaas Yojana 2026 on 23 January 2026.
The original scheme offered:
- 298 HIG flats in Narela
- 459 MIG flats in Narela
- 481 LIG flats in Narela
- 63 EWS flats in Narela
- 411 LIG flats in Siraspur
That made 1,712 flats at launch, all offered with a flat 25% discount. Registration began on 24 January and booking started on 28 January through DDA’s Awaas Portal.
The 18 August circular is therefore a fresh inventory addition under the same scheme, not a separate DDA housing scheme. DDA explicitly says that the additional flats will be offered on the same terms and conditions, including the 25% discount.
Where are the 1,287 additional DDA flats?
All the newly added flats are in Sector A1-A4, Narela, but the inventory is divided between two pockets.

Pocket 4 has 55 more flats than Pocket 3, giving buyers slightly more inventory in that pocket. The official annexure separately identifies 386 MIG and 230 HIG flats in Pocket 3, and 404 MIG and 267 HIG flats in Pocket 4.
What are the official prices of the new MIG and HIG flats?
The most useful part of DDA’s 18 August circular is the official pocket-wise price and area table.

These are DDA’s total costs after the 25% discount on disposal price, not prices on which another 25% reduction will later be applied.
Pocket 3 or Pocket 4: Which has the lower entry price?
There is no single pocket that is cheaper across both categories.
For MIG buyers
Pocket 3 starts lower:
- Pocket 3 MIG — ₹73.02 lakh onwards
- Pocket 4 MIG — ₹73.71 lakh onwards
The difference at the entry level is approximately ₹69,000.
For HIG buyers
Pocket 4 starts considerably lower:
- Pocket 4 HIG — ₹96.86 lakh onwards
- Pocket 3 HIG — ₹100.96 lakh onwards
That is approximately ₹4.10 lakh lower at the starting end.
Pocket 4 also has more HIG inventory — 267 flats versus 230 in Pocket 3.
Price alone, however, should not decide the selection. The individual flat’s block, floor, area and exact location within the pocket also need to be checked.
Why do flats in the same MIG or HIG category have different prices?
The official annexure lists every flat separately with its:
- Block
- Flat number
- Floor
- Category
- Plinth area
- Discounted price
For example, some newly added MIG flats have areas around 126 sq m, while others approach 140 sq m. DDA’s flat-wise annexure shows corresponding changes in price.
The same applies to HIG units, where areas in the new inventory range from roughly 160.5 sq m to more than 186 sq m.
The practical rule for buyers is:
Do not compare flats only by the MIG or HIG label. Compare the exact flat number, floor, plinth area and DDA price.
Does the quoted price already include the 25% discount?
Yes.
The official circular specifically labels these amounts as:
Total Cost after 25% Discount
DDA has also stated that the additional 1,287 flats are being offered on the same scheme terms, including the flat 25% discount on disposal price.
This means a Pocket 3 MIG flat shown at ₹73.02 lakh should not be interpreted as:
₹73.02 lakh minus another 25%.
The ₹73.02 lakh figure is already the discounted DDA price.
Is the discounted DDA price the final all-in cost?
No.
The official 18 August circular clearly states that the quoted cost does not include certain additional charges.
DDA says the following will be demanded separately at the time of issuing the Demand-cum-Allotment Letter:
- Maintenance charges
- Conversion charges
- Water connection charges
The original Nagrik Awaas circular also states that the final demand depends on the actual plinth area of the individual flat.
So:
Discounted flat price + applicable additional charges = actual acquisition liability
How much money is required to book a flat?
Because DDA has continued the existing Nagrik Awaas Yojana terms for the fresh 1,287 flats, the original scheme’s booking amounts remain relevant.

Applicants who are not already registered on DDA’s Awaas Portal also have to pay a:
₹2,500 one-time non-refundable registration fee
Applicants who have previously registered on the portal do not need to register again.
Is this a lottery or First Come, First Serve scheme?
This is a First Come, First Serve scheme, not a lottery.
DDA currently describes Nagrik Awaas Yojana 2026 as FCFS. Under this format, buyers book from available inventory rather than entering a random computerised draw for allotment.
This is fundamentally different from schemes such as an e-lottery, where a limited number of properties are allocated among a larger eligible applicant pool through a draw.
When will booking for the additional 1,287 flats begin?
This point requires a distinction between the official DDA circular and subsequent reporting.

Reported, but not stated in the 18 August circular
Navbharat Times reported on 19 August 2026 that booking for the additional flats will start on:
28 August 2026 at 12 noon
on a First Come, First Serve basis.
The 18 August DDA circular itself does not mention this booking-opening date. Buyers should therefore check DDA’s official Awaas Portal for the final live-booking notice before making payment arrangements.
Why buyers should prepare before the FCFS window opens?
With First Come, First Serve inventory, buyers should not wait until booking opens to begin comparing flats.
Before the fresh inventory becomes selectable, shortlist:
- Pocket 3 or Pocket 4
- MIG or HIG
- Preferred block
- Floor
- Exact area
- Individual flat price
- Applicable additional charges
- Daily commute
- Public transport
- Nearby schools and hospitals
- Availability of ₹4 lakh or ₹10 lakh booking funds
A lower-priced flat may not automatically be the better choice if its floor, exact location or daily commute does not suit the buyer.
