Bengaluru offers property buyers a choice of residential locations across its southern, northern and western zones. For those planning to purchase land rather than an apartment, established BDA layouts such as Banashankari, Anjanapura, JP Nagar, Arkavathi and Sir M. Vishweshwaraiah Layout are worth examining. Buyers can compare different plot sizes and locations, although road access, permitted construction and site conditions must be verified individually.
The Bangalore Development Authority (BDA) has announced an e-auction of 138 advertised residential and commercial site entries, with bidding scheduled from 2 to 4 November 2026. Participation commenced on 12 October 2026, and the deadline to express interest is 31 October 2026 at 5 PM.
The sites are being offered through competitive bidding, not through a lottery or fixed-price allotment scheme.
Important: The official notification contains 138 numbered entries. However, two site numbers appear twice, leaving 136 apparently distinct sites. This discrepancy requires clarification from BDA.
BDA Bengaluru E-Auction 2026: Important dates
The auction includes a five-minute delta-time extension for eligible last-moment bids. Therefore, actual bidding may continue beyond the scheduled closing time.
Where are the BDA auction sites located in Bengaluru?
According to the official schedule, the properties are distributed across three Bengaluru zones.
After accounting for the two apparent duplicate entries in the South Zone, the independently reconciled distribution is 77 South, 11 West and 48 North sites.
BDA Bengaluru plot prices: Layout-wise starting rates
BDA has specified an initial bidding rate per square metre for each site group. These are not fixed selling prices.
The actual starting rate differs between layouts and, in certain cases, between blocks within the same layout.
What are the BDA e-auction bidding rules?
BDA has specified the following key requirements:
BDA also reserves the right to withdraw notified sites or reject bids in accordance with its auction conditions.
How much money must a successful bidder pay?
Consider a hypothetical 100 sq m plot with an initial rate of ₹70,000 per sq m.
Payment deadlines:
First 25%: Within 72 hours of receiving the e-auction advice letter, after adjusting the EMD.
Remaining 75%: Within 45 days of receiving the BDA allotment letter.
Failure to pay within the prescribed deadlines can lead to penalties, rejection of the allotment or forfeiture of the EMD under the applicable conditions.
Stamp duty, registration charges and other applicable expenses must also be considered.
The notification additionally specifies 1% TDS where the sale consideration exceeds ₹50 lakh, to be deducted and remitted in accordance with the cited income-tax provision. This is a tax withholding requirement, not simply an additional 1% auction fee.
Who is eligible for the BDA Bengaluru E-Auction 2026?
The notice also provides for participation through guardians or representatives in specified circumstances.
The successful purchaser’s registered name generally cannot be changed after bidding.
