Ajmer Development Authority has a live multi-property e-auction programme on Rajasthan’s official UDH portal, covering residential plots as well as commercial, commercial-cum-residential, resort, ecological-house and shop properties.
The current auction series is displayed under the programme title “Auction Date – 06.08.2026 to 22.10.2026.” However, this does not mean every property closes on 22 October. Each property has its own EMD cut-off and auction-end date.
The current auction listings show a common reference number 23703696 for many properties in this programme, with the auction reference dispatched on 31 July 2026. Individual auction pages also clearly state that the assessed property value is calculated at the Bid Start Price and that the actual value will depend on the highest bid plus other applicable charges.
Which types of properties are available?
Unlike a conventional residential plot scheme, ADA’s current auction is spread across several schemes and property uses.
The official portal shows residential inventory in locations such as Maharana Pratap Nagar, DD Puram, Panchsheel Nagar, Chandra Bardai Nagar and Prithviraj Nagar. It also shows commercial inventory in Transport Nagar, a shop in Indra Complex, commercial-cum-residential property in Bal Kishan Koal Nagar, ecological-house properties in Surajkund, and resort sites in Brahma Enclave Kanas.
Some properties that are still open
The inventory is dynamic, so buyers should check the official portal before making a decision. The following are representative properties that were still showing future deadlines when checked on 12 September 2026:
These examples demonstrate why the auction should not be presented with one common application deadline. Every property must be checked separately for its EMD end date and auction-end date.
A ₹71 lakh property may not finally cost ₹71 lakh
This distinction is important.
When the portal displays an “Assessed Property Value as per Bid Start Price (BSP)”, that amount represents the property value at the starting bid rate.
It is not a fixed sale price.
The portal itself states:
Actual value will be calculated as per Highest Bid + Other Charges.
For example, Surajkund E-23 is assessed at ₹71 lakh at BSP, but if bidding pushes the rate higher, the purchase consideration will increase accordingly.
How much EMD is required?
ADA’s official e-auction Terms & Conditions require an Earnest Money Deposit of 2% of the bid-start price before a bidder is allowed to participate.
The current live listings reflect that rule. For example:

ADA payment schedule after a successful bid
The official ADA Terms & Conditions prescribe the following payment structure:
If the bidder fails to deposit the initial 15% within three working days, the EMD can be forfeited and the auction of the property can stand cancelled.
For the 35% and 50% stages, the ADA terms provide extended-period provisions subject to 9% interest on the outstanding amount.
Pay early and ADA terms provide a 2% rebate
The ADA Terms & Conditions contain an important incentive.
If the successful bidder deposits the full amount within 15 days from the date of the demand note, the terms provide a:
2% rebate on the bid amount.
For a high-value property, this can be financially significant and should be considered while planning payment.
What happens if the successful bidder later defaults?
Default does not only put the original EMD at risk.
ADA’s terms state that if the successful bidder fails to deposit the required amount even within the permitted extended period, the 15% amount initially deposited may be forfeited, and the auction can automatically stand cancelled.
This makes the post-auction payment schedule just as important as the bidding price itself.
Minimum bid increments are different by property type
Current ADA property pages reflect property-specific bid increments. For instance, Maharana Pratap Nagar A-290 carries a BSP of ₹40,000 per sq m and a minimum increment of ₹50 per sq m, while Brahma Enclave Resort-43 shows a ₹100 per sq m increment.
Highest bid does not automatically guarantee allotment
A common mistake is to assume that the highest bidder automatically becomes the owner.
ADA’s official terms specifically state that the Chairman, Ajmer Development Authority reserves the right to accept or reject the highest bid, and the decision is final and binding under the stated conditions.
The correct way to understand the process is:
Properties are sold on an ‘as is where is’ basis
ADA states that auction properties are being sold on an:
“as is where is” basis.
The terms specifically advise bidders to visit the site before participating.
For buyers, this means the portal listing and area figure should not substitute for an actual site inspection.
Actual plot area can change
The Terms & Conditions also allow the actual plot area to increase or decrease based on site conditions.
If the measured area is higher, the purchaser must deposit the additional amount.
If the actual area is lower, the corresponding amount is to be refunded.
This is especially important for bidders evaluating total acquisition cost rather than simply the quoted BSP.
Additional charges can apply over the winning bid
The winning bid is not necessarily the complete financial liability.
ADA’s terms separately deal with Urban Assessment and shelter-fund-related charges. Urban Assessment is stated at 2.5% for residential, institutional and group-housing properties and 5% for commercial properties, with half of the applicable rate for the first five years, subject to the valuation basis described in the terms.
The same conditions mention shelter-fund charges of ₹10 per sq m for residential plots above 300 sq m and institutional plots, and ₹25 for commercial plots at the rate stated in the official terms. Buyers should verify the precise liability against the selected property’s auction documents before calculating total cost.
1% TDS condition is also mentioned
ADA’s auction terms refer to the income-tax provision applicable to transfer of immovable property and place responsibility on the purchaser to deposit 1% TDS where the property consideration is ₹50 lakh or more, as stated in the auction conditions.
Because tax provisions can depend on the transaction and applicable law, bidders should use the auction terms and current tax requirements when completing the transaction.
There is also a construction timeline
The ADA Terms & Conditions state that if the prescribed construction is not completed within seven years from purchase, a non-construction levy can become applicable.
For independent residential/commercial plots, the terms refer to construction of the prescribed dwelling/commercial unit; for other categories they refer to prescribed ground coverage. The levy increases after seven years, with separate rates for leasehold and freehold pattas.
So these properties should not automatically be treated as land that can remain undeveloped indefinitely without financial consequences.
How should buyers participate?
The individual auction pages show both Online and NEFT/RTGS payment modes and contain links for property documents including the site plan, location plan, special Terms & Conditions and publication notice.
Before paying EMD, a bidder should verify the specific property’s property number, area, use, BSP, EMD, bid increment, EMD deadline, auction closing time, site plan, location plan and special conditions.
The biggest date mistake to avoid
Do not read “06.08.2026 to 22.10.2026” as one common application or bidding window.
It is the title of ADA’s broader auction programme.
Other current ADA entries on the portal extend even further into October.
Therefore, anyone interested in a particular property should work from its individual EMD and bid-end dates, not from the overall programme title.
What should buyers focus on?
The Ajmer Development Authority 2026 auction is attractive from a content perspective because it is not limited to one plot size or one property category. The official portal currently carries everything from a 13.18 sq m commercial shop to 1,000 sq m ecological-house sites and large resort plots.
But the key numbers—BSP, EMD, deadline, bid increment and final cost—are property-specific.
The safest approach is therefore to shortlist the property first, inspect its official auction page and site documents, verify all additional liabilities, and only then deposit EMD.
