Narela, located in northwest Delhi near the Haryana border, is one of the capital’s planned residential expansion areas. The Delhi Development Authority (DDA) has been developing housing and infrastructure in this sub-city, making it an option for buyers looking for relatively affordable homes within Delhi. The approved Rithala–Narela–Kundli Metro corridor could improve future connectivity, although buyers should evaluate the area’s existing transport facilities rather than depend on proposed infrastructure.
DDA has now announced the DDA Awas Nivesh Yojana 2026, offering 2,516 Lower Income Group (LIG) flats in Narela at a 25% discount. According to the official circular dated 8 October 2026, the indicative prices start at approximately ₹14.95 lakh, with online registration scheduled to begin on 14 October and flat booking on 20 October 2026.
Narela location: Connectivity and development
One of Narela’s important future infrastructure projects is the 26.463-km Rithala–Narela–Nathupur (Kundli) Metro corridor, approved by the Union Cabinet in December 2024.
The proposed corridor will have 21 elevated stations and is intended to improve connections between northwest Delhi and Haryana.
DDA had also approved infrastructure-development works worth approximately ₹824.73 crore for Sectors G2 and G6 in October 2021, including roads, water supply, drainage, sewerage and electricity-related facilities.
However, approval of infrastructure projects does not automatically mean every facility is complete or available to residents today.
Where are the 2,516 DDA flats located?
All 2,516 flats are located in Sector G2–G6, Narela, divided between two residential pockets. Both offer LIG-category flats with approximately the same stated plinth area, but there is a small difference in their indicative prices.
Pocket 6 offers 476 more flats than Pocket 3, with an indicative price approximately ₹6,258 lower per flat.
DDA’s official circular includes individual flat numbers, blocks, areas and discounted prices. However, the authority has clarified that the number of available flats may change and that the final disposal price will depend on the actual plinth area of the individual flat.
How much will buyers save with the 25% discount?
The advertised 25% discount translates into an estimated saving of approximately ₹5 lakh per flat compared with the mathematically implied pre-discount price.
The original prices and savings above are calculated from DDA’s indicative discounted prices. They are not separately quoted original prices in the circular.
The discount is substantial in percentage terms, but buyers should not confuse the discounted disposal price with the total cost of acquiring the property, which may include additional charges.

New applicants must pay a one-time, non-refundable registration fee of ₹2,500 to register on the DDA Awaas Portal. A separate booking amount of ₹1 lakh is required for selecting a flat.
Therefore, a new applicant should be financially prepared for an initial payment of ₹1,02,500, comprising the registration fee and booking amount.
However, the approximately ₹15 lakh quoted price is not necessarily the final payable amount.
