Kota, Rajasthan, is widely recognised as one of India’s major education hubs, attracting students and families from across the country. Beyond its coaching institutes, the city has an established residential market, railway connectivity and an economy supported by education, industry, healthcare and local businesses.
For families planning to settle in Kota, owning a residential plot offers the flexibility to construct a house according to their requirements. Buyers can choose the design, layout and construction schedule, subject to local building regulations. Those considering a long-term investment may also evaluate plotted developments in established residential areas, although future appreciation and rental returns are never guaranteed.
Government-developed residential plots are another option worth examining. They provide an opportunity to purchase land through a formal allotment or auction process conducted by a development authority. However, buyers must still verify land title, infrastructure, development status, payment conditions and possession arrangements.
The Kota Development Authority (KDA) has introduced an October 2026 residential plot auction covering Mukundra Vihar, Mukundra Vihar Vistar, Chanakyapuri, Rani Laxmi Bai Nagar and Mukundra Vihar Special Residential Scheme.
According to a compilation of the later government auction listings, 90 residential plots are available across these five developments. Their sizes range from approximately 40.5 to 251.9 square metres, with reported reserve prices starting at ₹13.07 lakh and reaching approximately ₹1.04 crore.
The later listings indicate bidding deadlines extending to 4 November 2026 for the reported properties, although the original October programme contains earlier dates. Applicants should confirm the current schedule for each individual plot on the official Rajasthan Government e-auction portal.
The dates and property count reflect the later compiled portal listing. Individual auction records and official amendments take precedence.
90 Residential Plots Across Five KDA Housing Schemes
The residential plots are distributed across five KDA developments, with significant differences in area and reserve price.
Mukundra Vihar Vistar has the largest number of plots in the compiled current listing. Chanakyapuri, meanwhile, consists of larger residential plots with comparatively higher reserve prices.
Mukundra Vihar Vistar: 41 Residential Plots
Mukundra Vihar Vistar accounts for 41 residential plots, making it the largest group in the current compilation.
The inventory includes 40.5 sq. m and 72 sq. m plots.
The ₹13.07 lakh starting reserve price belongs to the smaller 40.5 sq. m category.
The property compilation identifies plot numbers 496–502 and several other plots in the 500 series among the 40.5 sq. m inventory. The larger 72 sq. m plots include numbers in the 400 series and plot 169.
Since these are reserve prices, the actual auction consideration can increase with bidding.
Mukundra Vihar Residential Scheme: 24 Plots
The Mukundra Vihar Residential Scheme has 24 plots in the reported current listing.
The smaller plots include numbers 602, 603, 604, 605, 607, 608, 610 and 633.
Corner plots include numbers 668, 674, 675, 683 and 710. These have higher listed starting prices than comparable standard plots.
The larger plots include numbers 420 and 427, each measuring approximately 251.9 sq. m.
Buyers comparing the various Mukundra Vihar listings should distinguish standard and corner properties because their reserve rates can differ.
Chanakyapuri: 17 Residential Plots
Chanakyapuri contains 17 larger residential plots, with reported reserve prices between ₹83.04 lakh and ₹1.04 crore.
The five 220.4 sq. m plots are numbered 172–176.
The 251.9 sq. m category includes plot numbers 3, 228, 229, 255–261 and 263. Plot 254 is separately identified as a corner property in the compilation.
Chanakyapuri has the highest reported residential reserve price among the five schemes.
Rani Laxmi Bai Nagar: 7 Residential Plots
Rani Laxmi Bai Nagar offers seven plots across a wider range of sizes, according to the compiled records.
The development therefore includes both smaller residential plots and significantly larger properties at higher reserve prices.
Mukundra Vihar Special Residential Scheme
The current compilation includes one plot under Mukundra Vihar Special Residential Scheme.
The compilation also reports a ₹500 non-refundable participation fee for individual plot listings.
EMD should not be confused with the full purchase price. The successful bidder will have further payment obligations under the applicable KDA auction conditions.
Applicants must check the prescribed payment method, EMD deadline and final payment requirements for the particular auction ID.
Important Dates: October Programme and November Portal Extension
The October 2026 auction contains an important scheduling discrepancy.
The independent review of government portal records on 28 October found the revised November dates against 90 plots.
However, the signed original programme reportedly continued to show the October schedule.
Two individual plot listings—Mukundra Vihar Vistar plot 509 and Mukundra Vihar corner plot 675—also showed an earlier payment cutoff of 11:59 AM, rather than the more common 11:59 PM.
Applicants should not assume one uniform closing time for all properties. The individual auction listing should be checked for the exact EMD and payment deadline.
