LDA Anant Nagar Phase V 2026: Ashish Khand plots, price, RERA, connectivity and what buyers should check?

Lucknow Development Authority has opened Phase V of Anant Nagar Yojana for residential plots in Ashish Khand, Mohan Road, Lucknow. The official LDA registration portal shows the application window from 9 August to 9 September 2026, with a ₹1,100 non-refundable booklet fee and allotment through lottery.

Current reporting puts the Phase V release at 460 residential plots across three plot sizes. But the more important question for a buyer is not simply whether the scheme is LDA-backed. It is whether the location, final acquisition cost, development timeline and future infrastructure fit the buyer’s purpose.

What exactly is available in Phase V?

Times of India reported that Phase V contains 460 plots in Ashish Khand, ranging from 112.5 sq m to 200 sq m. Applicants have to purchase the scheme booklet and deposit a registration amount equal to 5% of the estimated plot value before participating in the lottery.

The Phase V inventory is heavily concentrated in the 112.5 sq m category, which accounts for more than 90% of the current release.

What is the Phase V price? There is an important verification issue

The public LDA Anant Nagar scheme page still displays a general rate of ₹41,150 per sq m, while recent Phase V scheme reports quote ₹44,731 per sq m. The live LDA registration page itself does not publicly display the detailed Phase V rate before the booklet process.

Therefore, the Phase V booklet should be treated as the controlling document for the current allotment rate and registration amount.

Ashish Khand has a separate UP-RERA record

The official UP-RERA portal records ANANT NAGAR YOJNA ASHISH KHAND as an LDA project with registration number:

UPRERAPRJ317642/12/2025

The project was registered on 22 December 2025, has a proposed start date of 1 February 2026, and carries a declared completion date of 2 September 2030. Its registered location is Kaliya Kheda Pyarepur, Sarojini Nagar, Lucknow.

That 2030 date is important for buyers assessing the scheme for self-use. An authority-backed plot and a fully mature neighbourhood are not the same thing; township infrastructure and surrounding occupancy take time to develop.

What is planned inside Anant Nagar?

LDA describes Anant Nagar as a roughly 785.02-acre integrated urban development along Mohan Road, combining residential, educational and commercial land uses.

Reporting based on LDA officials describes a grid-based development with:

  • wide internal roads;
  • underground electrical cabling;
  • approximately 130 acres of parks and green spaces; and
  • a component proposed for Hi-Tech City development.

Earlier LDA planning also envisaged group housing and housing for different income categories, so the township is intended to develop beyond a collection of standalone residential plots.

Where exactly is Ashish Khand and what about connectivity?

This is where buyers should go beyond promotional descriptions.

The official RERA location places Ashish Khand in the Kaliya Kheda–Pyarepur area of Sarojini Nagar, while LDA describes the larger township as being situated along the Mohan Road corridor.

Several property advertisements and private websites quote attractive travel times to the airport, Outer Ring Road/Kisan Path and Agra-Lucknow Expressway. However, I would not use those travel-time claims as verified investment facts, because LDA’s current public material does not provide an official distance chart for Phase V.

For investment purposes, actual driving connectivity is more valuable than straight-line distance on a map.

The development timeline matters more than the Jewar comparison

Comparing Anant Nagar with the long-term growth around Jewar Airport may work as a storytelling analogy, but it should not be treated as a price forecast.

Jewar is driven by a major international airport and its surrounding economic ecosystem. Anant Nagar is a planned LDA township whose future value will depend on a different set of factors:

infrastructure execution + occupancy + commercial activity + institutional development + road connectivity + demand for plotted housing.

The more useful question is therefore not, “Will this become the next Jewar?” but:

“How much of the planned Anant Nagar ecosystem will actually be functional over the next five to eight years?”

What could the final plot cost include beyond the basic rate?

The basic land calculation should not be mistaken for the buyer’s total acquisition cost.

Recent Anant Nagar scheme summaries based on preceding booklet terms mention additional components such as:

  • 12% freehold charge;
  • premium for a corner location;
  • premium for park-facing plots;
  • premium for plots on wider roads;
  • stamp duty and registry expenses; and
  • other applicable scheme charges.

Those secondary sources quote 10% for corner plots, 5% for park-facing plots and 10% for plots on roads 18 metres or wider. They also indicate that combined PLC treatment is subject to the scheme’s prescribed ceiling/terms.

Because these figures are not displayed on the current public Phase V portal, buyers should verify the exact Phase V clauses before calculating an all-in budget.

What happens if you win the lottery?

The lottery is only the allotment stage; it does not complete the purchase.

Recent Anant Nagar booklet-based summaries describe an option to pay the balance either as a lump sum or through eight quarterly instalments carrying interest, together with separate provisions for delayed payment and early payment.

However, because those terms originate from recent Anant Nagar phases rather than the publicly displayed Phase V page, an applicant should check the current booklet for:

A lottery winner who has arranged only the registration money but not the post-allotment funding could face unnecessary financial pressure.

What happens if you are not allotted a plot?

The ₹1,100 booklet charge is explicitly non-refundable on LDA’s portal.

The treatment and timeline for refund of the registration amount should be checked from the current booklet and LDA’s lottery instructions rather than assumed from previous schemes.

Previous phases provide a useful track record

Anant Nagar has already gone through multiple allotment cycles.

LDA’s official lottery records show earlier Anant Nagar draws in June 2025, September 2025, January 2026 and June 2026, covering various plot sizes.

The first phase alone attracted 13,031 applicants for 334 plots, demonstrating strong demand at launch.

High demand is useful information about buyer interest, but it does not guarantee future appreciation.

Should Anant Nagar Phase V be considered for living or investment?

For an end-user, the key issue is whether the buyer is prepared to wait for a developing township to mature.

For an investor, the case is more dependent on execution than on the fact that the land is being allotted by LDA. A long holding period can give the township time to develop, but appreciation cannot be guaranteed.

The most defensible investment thesis is therefore:

LDA-backed planned township + substantial scale + RERA-recorded development timeline + phased allotment activity — but future returns remain dependent on infrastructure delivery and actual market demand.

Conclusion

Anant Nagar Phase V deserves attention because it combines an LDA plot offering with a much larger planned township. The deciding factors, however, should be the current booklet terms, full payable cost, on-ground development and practical connectivity.

A buyer who verifies those four things before applying will be making a far better decision than someone buying simply because the property carries an Authority name.
