MHADA’s Chhatrapati Sambhajinagar Housing and Area Development Board has opened a fresh computerised lottery for 204 residential properties—99 flats and 105 plots. Online applications opened on 28 August 2026, and registered applicants can submit applications and online EMD until 28 September 2026 at 11:59 PM. MHADA has published both the official lottery booklet and advertisement for the scheme.

The inventory is spread across nine scheme codes from 267 to 275. It includes homes under the 20% Inclusive Housing Scheme in Chhatrapati Sambhajinagar, 73 MIG plots at Murtizapur, 32 EWS plots at Nilanga in Latur district, and individual units at N-7 CIDCO and Mukundwadi.

All 204 properties: scheme-wise price, category and EMD

The detailed scheme table below is based on current scheme-level reporting that reproduces the newly published lottery data. Because MHADA’s booklet is the controlling document, applicants should match the final price, EMD and property details on the official booklet or IHLMS portal before making payment.

The nine schemes add up exactly to 99 residential units and 105 plots. The official MHADA press communication separately confirms that the flats are offered at Satara, Itkheda, Shahanurwadi and Nakshatrawadi, along with one HIG unit at N-7 CIDCO and one LIG unit at Mukundwadi.

For applicants particularly interested in land, Scheme 269 is the largest plot offering. Current scheme information reports Murtizapur plot sizes of approximately 75 sq m to 157.50 sq m, with prices varying by plot. The exact plot number, size and cost should be checked individually before applying.

Who can apply? Income eligibility for this lottery

For this specific Chhatrapati Sambhajinagar lottery, MHADA’s press communication specifies the following annual family-income limits:

The relevant income proof must relate to the period 1 April 2025 to 31 March 2026. Family income includes the income of the applicant and spouse.

MHADA’s current lottery FAQ also states general eligibility conditions that an applicant should be at least 18 years old, hold a valid Maharashtra domicile certificate and satisfy the applicable property-ownership condition for the relevant MHADA Board. Scheme-specific booklet conditions should always prevail where they are more specific.

An Aadhaar-linked mobile number is required for the digital registration process. MHADA says physical document submission is not required at the application stage, although originals may have to be produced later during post-lottery verification.


How does the MHADA online application process work?

Applications are processed through the MHADA IHLMS 2.0 system. MHADA’s official FAQ describes the sequence as registration, selecting the relevant Board and scheme, submitting the application, and paying the displayed application fee and EMD through the available online payment methods.

The practical flow is:

Registration → document verification → select Chhatrapati Sambhajinagar Board → choose scheme code → submit application → pay application fee + EMD → scrutiny → accepted-applicant list → computerised draw

Applicants can apply for more than one scheme if eligible. MHADA also says multiple applications can be made within the same scheme under different eligible reservation categories. If an applicant is ultimately selected for more than one property, only one can be retained.

A current scheme-level breakdown reports an application fee of ₹708, including GST. Since the portal displays the exact application fee before payment and MHADA states that the application fee is non-refundable, applicants should confirm the live payable figure inside IHLMS before submitting.

MHADA says the draw information will be communicated through its official system once finalised. Applicants should therefore avoid relying on an unofficial lottery date circulating on social media.

What happens to the EMD if you do not win?

MHADA’s current official FAQ states that an unsuccessful applicant receives the EMD back in full, while the application fee is non-refundable. Applicants are asked to provide and verify bank-account details so that refunds can be processed electronically.

The FAQ also describes the surrender treatment after selection: surrender before final POL issuance can qualify for full EMD refund, while surrender after the applicable POL stage can attract a 10% deduction from EMD. Applicants should follow the precise language and deadline stated in their own offer letter because post-selection terms are document-specific.

What happens if you win the lottery?

Selection in the computerised draw is not the end of the purchase process.

MHADA first undertakes the required post-selection document verification and issues the applicable Provisional Offer Letter (POL). The current MHADA FAQ says payment after selection must be made through the virtual account provided in the POL, and that the first 10% payment is generally required within the 30–45 day period specified in the POL. Delayed payment may attract interest according to the offer letter.

Before accepting the allotment, a winner should verify the exact property/unit number, final sale price, balance payment schedule, applicable taxes or charges, possession condition and all cancellation or surrender provisions in the scheme and offer documents.

Flat buyers and plot buyers should check different things

For the 99 flats, the most useful comparison is not just headline price. Applicants should check the exact carpet area, location/building, construction or possession status, total payable cost and unit-specific conditions.

For the 105 plots, applicants should verify the precise plot number and area, road access, plot dimensions, surrounding development, permitted residential use, development infrastructure and any building restrictions before committing substantial funds.

The 73 Murtizapur plots and 32 Nilanga plots are in different locations and different income categories, so they should not be treated as one interchangeable plot inventory.

What is still not final as of now?

The most important information still genuinely pending is the exact lottery draw date and venue.

For property-level details such as the exact carpet area of a particular flat, individual Murtizapur plot size, reservation pool, floor/unit number and final payable amount, applicants should use the official August 2026 booklet and the scheme displayed inside the MHADA application portal rather than relying solely on summary news reports. MHADA officially lists both the booklet and advertisement on its lottery page.

What applicants should take away?

This is not simply a “99 flats and 105 plots” announcement. The lottery covers nine different schemes with very different locations, income categories, EMD requirements and prices—from EWS plots in Nilanga to a high-value HIG unit at N-7 CIDCO.

The right application is therefore not necessarily the cheapest property or the scheme with the highest number of units. Applicants should first match their income eligibility and documents, then evaluate the exact scheme code, location, property size, total price and payment capacity.

Only after those checks should the EMD be paid.
