The current opportunity relates to Scheme 529 and covers 53 available flats across 2BHK and 3BHK configurations. A unit-by-unit compilation of the public MPOnline records identifies 25 two-bedroom flats and 28 three-bedroom flats in the present inventory. Published expected costs range from ₹41.50 lakh to ₹57 lakh.
This is important: MP Housing Board has not launched 53 new flats. These are existing Lavkush Heights units for which registration has reopened.
The current registration window started on 11 September 2026 and is scheduled to close on 9 October 2026 at 11:59 PM. A current MPOnline Scheme 529 unit record independently confirms the new registration dates.

Why this is a reopened scheme, not a fresh 53-flat launch?
An earlier MPOnline registration record for Lavkush Heights showed the previous registration period running from 11 August 2026 to 10 September 2026.

Flat prices start from ₹41.50 lakh — but understand the terminology
The biggest pricing point is that MP Housing Board uses the term “संभावित लागत” or Expected Cost on its registration forms.
It should therefore not be described as an auction reserve price or bidding price.

Registration fee is separate from the flat’s expected cost
Applicants should not confuse the registration fee with the complete purchase price.

The authority-linked scheme material also indicates additional components outside the headline expected cost, including a corpus fund equal to 5% of the building’s basic price and applicable taxes/GST under the advertisement conditions. Buyers should confirm these amounts against the current official documents before making a payment.
This means a headline such as “flat from ₹41.50 lakh” should not automatically be interpreted as the complete amount a buyer will spend.
Building area is not the same as carpet area
This is another important point in the MPOnline records.
The portal separately publishes:
- Floor area
- Approximate building area
These figures should not be treated as interchangeable, and the approximate building area should particularly not be labelled as carpet area without checking the project floor plan.
The compiled current inventory shows approximate building areas broadly ranging from around 66.35 sq m to 99 sq m.

Applicants comparing Lavkush Heights with private projects should therefore use the same area definition on both sides before comparing prices per square foot.
One cancellation condition deserves attention
The authority-linked advertisement material states that cancellation after an accepted registration can lead to forfeiture of the registration amount under the applicable conditions.
The linked allotment terms also describe refund provisions for unsuccessful applicants.
Because this can involve several lakh rupees, applicants should read the current cancellation and refund clauses themselves before paying the registration fee, rather than relying only on a property listing or summary.
For a buyer considering Lavkush Heights, the better comparison is therefore not simply ₹41.50 lakh vs ₹57 lakh.
The exact flat number, floor, actual area definition, registration amount, additional charges and allotment conditions need to be checked together.
