Top 10 luxury real estate cities in India: Where premium housing demand is rising?

There was a time when luxury real estate in India meant one simple thing: a sea-facing apartment in Mumbai, a bungalow in Delhi, or a premium address that only a few families could afford.

That story has changed.

Today, luxury housing is no longer limited to old-money addresses. It is moving into new corporate corridors, gated communities, branded residences, expressway markets, IT hubs and planned urban zones.

A wealthy buyer in India is not only asking for a bigger home. The buyer is asking for privacy, security, better amenities, better views, better location, lower density and a property that feels future-ready.

This is why the luxury housing conversation in India has become very different from the normal housing conversation.

A mid-income buyer may ask, “Can I afford this home?”

A luxury buyer often asks, “Is this address worth my money, my lifestyle and my future?”

That is where cities like Gurugram, Mumbai, Delhi, Hyderabad and Bengaluru come into the picture. But even cities like Noida, Pune, Chennai, Kolkata and Ahmedabad are now becoming part of the premium housing story in different ways.

Important note: This is a market-based Carpet Area ranking, not an official government ranking. The ranking is based on recent luxury sales data, premium price growth, market depth, scarcity value, city-level demand and real estate market reports.

Why luxury housing is becoming a serious real estate story?

Luxury real estate is not growing only because rich buyers want bigger homes. The bigger reason is that the profile of the Indian buyer has changed.

HNIs, NRIs, start-up founders, CXOs, business families, professionals and second-generation entrepreneurs are all looking at property differently. For many of them, a luxury home is not just a place to live. It is also a lifestyle statement, a long-term asset, a family base and sometimes a wealth parking decision.

The numbers show this shift clearly. CBRE-ASSOCHAM reported that luxury housing sales across India’s top seven cities grew 85% year-on-year in Jan-Jun 2025, with Delhi-NCR leading with about 4,000 luxury units and Mumbai following with about 1,240 units. JLL also reported that apartments priced above ₹1 crore increased their share from 53% in 2024 to 63% in 2025. This shows that Indian housing demand is becoming more premium, even when overall sales volumes are under pressure.

But there is one important difference.

Every ₹1 crore home is not luxury. In cities like Mumbai, Delhi-NCR, Bengaluru or Hyderabad, a ₹1 crore home may be premium in one location and ordinary in another. True luxury depends on the city, location, size, brand, amenities, privacy, density and buyer profile.

So, instead of looking only at price, this list looks at the real strength of each city’s luxury and premium housing market.

1. Gurugram: India’s strongest current ultra-luxury story

Gurugram has become the most powerful name in India’s current ultra-luxury housing conversation.

For years, Gurugram was seen mainly as a corporate office and rental market. That image is now too small for what the city has become. The city has built a luxury ecosystem around Golf Course Road, Golf Course Extension Road, DLF 5, Southern Peripheral Road, Dwarka Expressway and other premium corridors.

The biggest reason Gurugram stands at number one is its current ultra-luxury sales momentum. CRE Matrix reported that Gurugram recorded ₹24,120 crore in luxury home sales in CY 2025, with 1,494 homes priced above ₹10 crore sold. That makes Gurugram the strongest current ultra-luxury sales story in this ranking.

This is not just about tall towers. Gurugram’s luxury story is about corporate wealth, HNI buyers, NRI interest, gated communities, branded projects, large apartments, premium amenities and strong upgrade demand.

For many buyers in North India, Gurugram is now the city where luxury does not feel old or inherited. It feels new, aggressive and aspirational.

Key luxury pockets: Golf Course Road, Golf Course Extension Road, DLF 5, Southern Peripheral Road, Dwarka Expressway, Sector 42, Sector 54, Sector 58, Sector 59, Sector 65 and nearby premium sectors.

2. Mumbai: India’s deepest and most established luxury market

Mumbai cannot be removed from any serious luxury real estate list.

Even if Gurugram is currently leading in ultra-luxury momentum, Mumbai remains India’s most established luxury property market. The reason is simple: scarcity.

Mumbai has limited land, high business concentration, sea-facing locations, old wealth, celebrity ownership, financial-sector demand and some of India’s most expensive residential addresses. South Mumbai, Worli, Bandra, Juhu, Lower Parel, Prabhadevi, Malabar Hill and BKC-linked locations continue to carry a premium that very few Indian cities can match.

Mumbai’s luxury market is not only about new launches. It is also about legacy buildings, redevelopment, sea views, old family homes, high-value resale and address prestige.

Key luxury pockets: South Mumbai, Malabar Hill, Worli, Lower Parel, Prabhadevi, Bandra, Juhu, BKC-linked areas, Pali Hill and premium western and central suburbs.

Carpet Area view: Mumbai may not always give the fastest percentage growth, but it remains India’s deepest luxury real estate market.

3. Delhi: luxury through address, scarcity and old prestige

Delhi’s luxury story is different from Gurugram and Mumbai.

In Gurugram, luxury often comes through modern towers and gated communities. In Mumbai, luxury comes through scarcity, sea-facing value and financial depth. In Delhi, luxury is about address.

A good address in Delhi is not just a location. It is status, access, privacy and legacy.

Lutyens’ Delhi, Central Delhi, South Delhi, Vasant Vihar, Defence Colony, Greater Kailash, Panchsheel Park, Chanakyapuri and similar neighbourhoods have a different kind of luxury value. Many buyers do not come here only for amenities. They come here because the address itself carries weight.

Delhi also has a strong market for luxury floors and independent homes. Unlike high-rise luxury markets, Delhi’s premium buyer often looks for land value, privacy, wider roads, established neighbourhoods and elite social infrastructure.

Savills reported a 9% year-on-year increase in average capital values of luxury floors in Delhi in H1 2025. This supports Delhi’s position as a scarcity-led luxury market.

Key luxury pockets: Lutyens’ Delhi, Vasant Vihar, Defence Colony, Greater Kailash, Panchsheel Park, Chanakyapuri, Jor Bagh, Shanti Niketan, Westend, Golf Links and parts of Central and South Delhi.

Carpet Area view: Delhi luxury is not volume-led. It is scarcity-led, address-led and prestige-led.

4. Hyderabad: South India’s biggest ultra-luxury surprise

Hyderabad has quietly become one of India’s strongest luxury housing stories.

Earlier, many buyers saw Hyderabad as a value-for-money IT city. Today, that is only part of the picture. The city has developed strong demand for large-format premium homes, gated communities, high-end apartments and luxury residences in the western corridor.

The city’s luxury demand is supported by IT, pharma, GCCs, infrastructure, business wealth and NRI interest. Compared with Mumbai and parts of NCR, Hyderabad also gives buyers more space for the same ticket size. That is a major reason why high-net-worth buyers are finding the city attractive.

Key luxury pockets: Jubilee Hills, Banjara Hills, Kokapet, Financial District, Gachibowli, Nanakramguda, Neopolis and premium western Hyderabad locations.

Carpet Area view: Hyderabad’s luxury market is built on space, modern gated living and strong corporate wealth creation.

5. Bengaluru: tech wealth and premium lifestyle demand

Bengaluru’s luxury market is closely connected to the city’s economic identity.

This is the city of technology leaders, start-up founders, global capability centres, senior professionals, venture-backed entrepreneurs and NRI buyers. Because of this, Bengaluru has strong demand for premium apartments, villas, plotted communities and gated lifestyle projects.

The luxury market here is not limited to old premium addresses. Yes, areas like Indiranagar, Koramangala and Sadashivanagar remain important. But North Bengaluru, Whitefield, Sarjapur Road, Hebbal and Devanahalli have also become part of the premium housing story.

For many buyers, Bengaluru luxury is about a better lifestyle inside a working city. They want open spaces, clubhouses, security, larger homes, better amenities and good access to employment hubs.

Key luxury pockets: Indiranagar, Koramangala, Sadashivanagar, Whitefield, Hebbal, Devanahalli, Sarjapur Road, North Bengaluru and premium villa corridors.

Carpet Area view: Bengaluru luxury is driven by tech wealth, global jobs, villa demand and a strong upgrade cycle.

6. Noida: NCR’s rising value-luxury market

Noida is becoming one of the most interesting luxury stories in North India.

For a long time, Noida was seen mainly as a more affordable alternative to Delhi and Gurugram. That perception is changing. With expressway connectivity, planned sectors, larger land parcels, premium high-rise projects and the wider Jewar airport story, Noida is attracting more premium and luxury buyers.

The strongest thing about Noida is that it still offers a sense of planned development compared with many older city markets. Wider roads, sector-based planning, expressway access and newer housing stock make it attractive for families upgrading from older or smaller homes.

Savills reported a 20% year-on-year increase in average capital values of completed luxury properties in Noida in H1 2025. This makes Noida one of the strongest NCR value-luxury growth stories.

Key luxury pockets: Sector 150, Noida Expressway, Sector 128, Sector 93, Sector 94, Sector 44 and selected premium Greater Noida locations.

Carpet Area view: Noida is not yet Gurugram in ultra-luxury depth, but it is becoming NCR’s strongest value-luxury market.

7. Pune: lifestyle-led premium housing with strong end-user depth

Pune is not as loud as Gurugram or Mumbai, but it is one of India’s most consistent premium housing markets.

The city has IT demand, manufacturing strength, education, auto industry, start-up activity and strong end-user buying. It also benefits from buyers who want better quality of life compared with Mumbai but do not want to move too far away from Maharashtra’s economic network.

Pune luxury is more understated. It is not only about the most expensive apartment. It is about lifestyle, community, access to jobs, schools, cafes, social life and better livability.

That is why premium locations like Koregaon Park, Kalyani Nagar, Baner, Balewadi, Kharadi and Hinjewadi continue to attract serious buyers.

Key luxury pockets: Koregaon Park, Kalyani Nagar, Baner, Balewadi, Aundh, Kharadi, Viman Nagar, Hinjewadi and parts of Bavdhan.

Carpet Area view: Pune is a strong premium market because it has real end-user depth, not only investor noise.

8. Chennai: Steady, conservative and rising

Chennai’s luxury market is smaller than Mumbai, NCR or Hyderabad, but it should not be ignored.

This is a city where buyers are usually more conservative. Decisions are often slower, family-led and end-use driven. But that also gives Chennai a stable character. Luxury demand exists in established addresses, premium coastal belts, high-end apartments and select gated communities.

The city has industrial wealth, professional buyers, NRIs, healthcare strength, education depth and a strong old-city premium culture.

Key luxury pockets: Boat Club, Poes Garden, Nungambakkam, Adyar, ECR, Anna Nagar, premium OMR pockets and select central locations.

Carpet Area view: Chennai luxury is steady and end-user driven. It may not be the loudest market, but it has serious buyer quality.

9. Kolkata: Old wealth, selective luxury and premium addresses

Kolkata’s luxury market is not a volume market like NCR or Mumbai. It is more selective.

The city has old wealth, business families, cultural prestige and a few strong luxury addresses. Areas like Alipore, Ballygunge and New Alipore carry legacy value, while premium projects around EM Bypass, Salt Lake and New Town have added newer options.

Kolkata may not have the same ultra-luxury depth as Gurugram or Mumbai, but selected addresses still carry strong prestige and premium value.

Key luxury pockets: Alipore, Ballygunge, New Alipore, EM Bypass, Salt Lake, Rajarhat-New Town and central premium locations.

10. Ahmedabad: A rising premium city, not yet a pure luxury giant

Ahmedabad should be understood carefully.

It is not yet a luxury market like Gurugram, Mumbai or Hyderabad. But it is becoming a stronger premium housing city. Business families, entrepreneurs, professionals and NRIs are showing interest in better apartments, larger homes and lifestyle-led developments.

The premium shift is visible around SG Highway, Sindhu Bhavan Road, Ambli-Bopal, Thaltej, Science City, Prahlad Nagar and SP Ring Road.

The important point is this: Ahmedabad may not be a top ultra-luxury market today, but it is a rising premium market that deserves attention.

Carpet Area view: Ahmedabad is an emerging premium city. It should be seen as a future-facing market, not as a direct competitor to Mumbai or Gurugram luxury.

What this ranking really tells us?

The biggest lesson is that luxury real estate in India is no longer a one-city story.

Mumbai still has unmatched depth. Delhi still has unmatched address value. Gurugram has become the strongest ultra-luxury growth market. Hyderabad is showing how a modern IT and business city can attract high-net-worth buyers. Bengaluru is proving that tech wealth creates real housing demand. Noida is moving up because of planned infrastructure and newer premium inventory.

At the same time, Pune, Chennai, Kolkata and Ahmedabad show that premium housing is spreading beyond the traditional luxury centres.

But buyers should be careful. A city being strong does not mean every project in that city is good. A luxury label does not automatically make a property safe, fairly priced or easy to resell.

In luxury real estate, the mistake can be even more expensive because the ticket size is bigger. So the checks must be stronger.

What buyers should check before buying luxury property?

Before buying a luxury or premium property, buyers should look beyond the brochure and sample flat.

Check the location deeply. Is it already livable or only future-driven?

Check the builder’s delivery record. Has the developer completed premium projects before?

Check the density. How many families will share the same amenities?

Check the carpet area and layout efficiency. Is the usable space worth the price?

Check the maintenance cost. Luxury homes can have very high monthly charges.

Check resale liquidity. If you need to exit after five years, will there be enough buyers?

Check legal documents. RERA, title, approvals, OC, CC and agreement terms still matter, even in luxury projects.

Most importantly, check whether the premium price has a real reason.

A higher price can be justified if the project has better location, better construction, better views, lower density, stronger brand, stronger demand or better future connectivity.

But if the premium is only because of hype, then the buyer should slow down.

How to judge whether a luxury property price is right?

Luxury property is expensive, but it should not be blindly expensive.

A buyer should compare the project with nearby resale properties, ready-to-move options, rental demand, future supply and actual livability. If one project is priced much higher than others, there should be a clear reason behind that premium.

That reason can be better location, better construction, stronger brand, lower density, better amenities, better views or stronger future demand.

Also remember one thing: the base price is not the final cost. The final cost may include stamp duty, registration charges, GST for under-construction property, parking, club charges, maintenance deposit, brokerage, legal verification, loan processing, interiors and moving cost.

A smart buyer calculates the total cost before booking, not after paying the token amount.

Final view

India’s luxury real estate market is changing fast.

The old idea was that luxury lived only in Mumbai and Delhi. The new reality is that luxury is now spreading across Gurugram, Hyderabad, Bengaluru, Noida, Pune, Chennai, Kolkata and Ahmedabad in different forms.

Some cities are strong because of scarcity. Some are strong because of corporate wealth. Some are strong because of infrastructure. Some are rising because buyers are upgrading their lifestyle.

For Carpet Area readers, the message is simple.

Do not buy luxury only because a project looks premium.

Buy luxury only when the location, builder, legal clarity, livability, price justification and future demand all make sense.

A luxury home should not only look expensive.

It should also be worth the money.
