Varanasi Development Authority’s Anand Kashi Township has crossed an important regulatory milestone. The project has now been registered with Uttar Pradesh RERA, while VDA is preparing to open the residential scheme for applicants.
The township is being developed around Kallipur in Varanasi and is planned as a mixed-use gated development combining residential plots, group housing, commercial plots, community facilities and large green spaces.
For prospective buyers, however, one distinction is important: RERA registration of the project is complete, but the final public application schedule, plot prices and detailed allotment brochure have not yet been published in the official sources reviewed.
The UP RERA portal records the project as ANAND KASHI TOWNSHIP, promoted by the Varanasi Development Authority, with registration number UPRERAPRJ374430/09/2026 and registration date 17 September 2026.
The 1,004-plot inventory, Phase-1 area and residential plot sizes were reported in September after VDA reviewed preparations for the scheme.
Where is Anand Kashi Township located?
VDA’s official project page places Anand Kashi Township at Kallipur along the Prayagraj–Varanasi Road.
The authority describes it as a greenfield mixed-use township covering residential neighbourhoods, commercial areas, public amenities, green spaces and supporting infrastructure.
According to VDA’s current project page, the township covers the villages of Kallipur, Gaur Madhukar and Shahpur.
The UP RERA record also identifies land parcels in Kallipur Village and Gaur Madhukar Shahpur Village, confirming the project location in Varanasi.
How large is Anand Kashi Township?
There are different area figures in VDA’s own material, so they should not be mixed together without context.
In its 15 May 2026 official press release, VDA described the broader proposed township as approximately 250 acres, with around 150 acres proposed for the first phase. At that stage, more than 135 acres had reportedly been acquired through registered purchases and approximately 15 acres through land pooling.
VDA’s current project webpage, however, describes the project’s gross area as 180 acres.
Meanwhile, the later Phase-1 residential-scheme reporting gives a specific development area of 4,56,398.69 sq m for the inventory containing the 1,004 residential plots.
These figures appear to refer to different project scopes or stages. Buyers should therefore rely on the final VDA scheme brochure and approved layout for the exact saleable/allottable area once registration opens.
1,004 residential plots planned in Phase 1
One of the most important corrections to earlier information is the number of residential plots.
The current Phase-1 inventory is 1,004 residential plots, not 104.
Apart from individual residential plots, the development plan includes several other land-use categories.
These figures are reported consistently in the detailed September scheme update.
What residential plot sizes are planned?
VDA is planning multiple residential plot categories rather than a single standard size.
The four plot sizes have been reported consistently by Jagran, Amar Ujala and Hindustan in coverage of the Phase-1 scheme.
The final number of plots available in each size category, their reserve prices and application amounts should be checked from VDA’s eventual registration brochure rather than estimated in advance.
Road network planned inside the township
Internal road planning is another significant part of the project.
The Phase-1 development is proposed with roads of four different widths:
VDA’s earlier official planning statement also referred to broad roads and modern urban infrastructure as central elements of the township.
A two-hectare central park is part of the plan
Green space forms a substantial part of the township concept.
A central park of approximately 2 hectares, or around 4.94 acres, is planned within the development.

Near the township boundary, approximately 3.71 acres is also proposed for development as a Miyawaki forest. Reports state that at least 15% of the development area is intended to be maintained as green space.
Infrastructure planned for Anand Kashi Township
Infrastructure planned for Anand Kashi Township includes Water Supply, Sewerage, Storm-water drainage, Electricity network, Rooftop solar system, LED street lighting, Smart metering, Sewage Treatment Plant (STP), Dual pipeline system, Smart bins, Integrated monitoring dashboard, Air-quality sensors.
VDA said the project would combine modern urban planning with architectural and design elements inspired by Varanasi’s cultural, spiritual and built heritage.
What is the estimated project cost?
In its May 2026 official statement, VDA estimated the first phase at approximately ₹1,110 crore.
At that point, the authority said more than ₹550 crore had already been paid to landowners as compensation. The same official release stated that over 135 acres had been acquired through registered purchase and around 15 acres obtained through land pooling.
The latest September Hindustan report also cites the ₹1,110 crore Phase-1 estimate and ₹550 crore-plus land compensation.
When will registration for buyers start?
This is currently the most important question.
Earlier reports expected applications to open soon after RERA clearance. VDA has now secured RERA registration, but an official detailed public application schedule, opening date, closing date, price list and allotment brochure are not yet displayed on the VDA project page reviewed for this article.
VDA’s current project page still shows its general estimated start and end dates as “To be Announced”, even though the separate UP RERA record contains regulatory project dates.

Conclusion
Anand Kashi Township has now moved beyond the earlier “proposed scheme awaiting RERA” stage.
The project has an official UP RERA registration dated 17 September 2026, and VDA has published its RERA-approved certificate. Phase 1 is planned with 1,004 residential plots in four sizes — 72, 162, 200 and 288 sq m — along with 108 commercial plots and three group-housing plots.
The major information still awaited by individual buyers is the formal VDA registration brochure containing prices, application dates, eligibility and allotment terms.
For anyone interested in this scheme, that notification—not an unofficial estimate—will be the document that determines whether and how they can apply.
