Bareilly Development Authority has opened a fresh Tender-cum-Auction round for properties in Ramganga Nagar and Greater Bareilly.
Registration is open from 12 August to 7 September 2026, while the tender and open-auction process is scheduled for 8 September 2026 from 12 noon.
The official 36-page BDA booklet includes residential plots, commercial plots, shops, showrooms, offices, school plots, nursing-home plots, public-utility plots and large commercial properties. A count of the inventory tables indicates around 208 listed property entries, including 61 residential plots located on roads 18 metres or wider.

What properties is BDA selling?
This is not only a residential plot auction.
The official booklet lists multiple categories, including:

The main inventory table itself lists 143 properties. Separate tables additionally list 61 residential plots, three floor-wise properties in the old BDA office building and one large commercial complex in Ramganga Nagar Sector-02.
Based on these tables, the booklet contains around 208 listed auction entries. This figure is calculated from the BDA inventory tables rather than being separately advertised by the authority as a headline number.

BDA has listed 61 vacant residential plots situated on roads of 18 metres or more across Ramganga Nagar and Greater Bareilly.

Among the residential inventory listed in this booklet, Greater Bareilly has the lowest quoted rate per square metre, while Sector-02 Ramganga Nagar has the highest.
However, a lower rate should not automatically be treated as a better investment. The exact plot, road, sector layout and surrounding development also matter.
What is the residential plot price?
Plot areas in the residential inventory range broadly from about 80 sq m to 450 sq m.

How does the BDA Tender-cum-Auction process work?
The official booklet describes this as a Tender-cum-Open-Auction process.
The process can broadly be understood as:

BDA states that the open auction is conducted first, after which the tenders are opened and the highest valid rate emerging from the process is considered.
The booklet also makes it clear that once a bid is placed, it cannot simply be taken back.
Buyers should therefore decide their maximum acceptable purchase price before entering the auction.
How much earnest money is required?
The residential-property table specifically shows an earnest-money amount equivalent to 10% against the listed residential plots.

However, another general clause in the booklet states that the registration amount is 5% of the estimated property value, with 2.5% for specified SC/ST reserved-category applicants.
Because the property-specific residential table separately shows a 10% earnest-money amount, applicants should follow the exact amount shown against their selected property and application conditions rather than assuming one percentage applies to every property category.
Residential plot payment plan after allotment
The payment structure is one of the most important parts of the BDA auction.
After the allotment letter is issued, the successful bidder is required to deposit approximately:
25% of the property value within one month
after adjusting the amount already deposited.
For the residential plots situated on 18-metre-or-wider roads, the remaining:
75%
can be paid over:
8 half-yearly instalments over two years
The booklet provides for approximately:
10% annual interest
on this instalment structure.
Delay can attract an additional 2%, taking the effective delayed-payment interest to around 12% per annum under the stated conditions.
Cash buyers can get up to 6% early-payment discount
The booklet provides a discount where the remaining amount is paid early.

Plot price is not the final acquisition cost
A buyer should not treat the base value or winning bid as the complete property cost.
The booklet provides additional location charges in certain cases.

Where multiple location advantages apply, the booklet provides for a maximum combined additional charge of up to 12% in the specified situation.

For residential plots, the booklet also refers to a 12% freehold charge on the property value including applicable location charges, under the cited government order.

A ₹50 lakh plot should not automatically be treated as a ₹50 lakh all-in property purchase.
Commercial properties range from normal shops to ₹100 crore-plus opportunities
The auction also includes large-ticket commercial assets.
For example, the booklet lists a 25,000 sq m office plot in Greater Bareilly at an indicative rate of ₹48,750 per sq m, producing an estimated property value of more than ₹121 crore.
A large commercial complex in Ramganga Nagar Sector-02 is listed with an area of approximately 9,834 sq m and an indicative total value exceeding ₹105 crore.
This shows that the BDA auction covers a very wide buyer segment — from individual residential plot buyers to large commercial and institutional investors.

The booklet states that it can be obtained through the specified Punjab National Bank branch at Rajendra Nagar, Bareilly, or downloaded from BDA’s website.
